There is no difference in cost to the seller. If you hire a buyer's agent that agent is paid out of the commission the seller has likely already obligated themselves to pay. If you use the seller's agent that agent will receive all the commission themselves. The seller's agent is obligated to get the best deal for the seller they can possibly and legally do. A buyer's agent is obligated to look out for your best interest. A buyer's agent may be able to negotiate a better price or better terms for you, and will make sure you get the home inspected and other things that will protect you.s

For real estate, you normally get a large house mortgage. If the person can't afford to pay this off, it adds up and they can easily get themselves in deep dept. Most normally use only one banking system and piggy bank this mortgage off their own house to get approval, therefore they could lose more than just their rental - the bank could dig into their other assets to recover the costs. If you don't manage or have a good property manager for your real estate, it can go under quickly. Tenants can turned to hell! Not pay for rent, damage property, even turn it into a drug lab, etc. For example: If they have been cooking 'P' in your rental property it could mean you have to rip out and replace the floor, walls and ceiling boards as it soaks into them and can stay a health hazard for years to come and not have anyone in there during all of that (losing money). Property value can go up, but it can also crash down. If you don't check you could be purchasing a lemon of a house, leaking home, bad neighbour, etc. Interest rates can come off fixed terms and sky rocket. Properties over in America have been dumped and abandon due to this.s
I majoring in economics and I wanted to minor in real estate because that's ultimately what I want to end up doing, but my school doesn't offer the minor anymore, though I'm still allowed to take the classes. Real estate brokers and agents would not use the term Internship to describe what you are offering. That is why they were not interested. There are 2 avenues that could work. YOu agree to work for no salary for one month. YOu go on appointments with a successful agent.... and in return, you do small jobs like putting up For Sale signs and removing lockboxes (with house keys inside) from sold houses. The 2nd month you could get a small salary because the agent now knows that you will work hard. Or you go to work as an assistant for $1,500 a month. You are a paid employee. You will answer calls and pass out flyers and go to meetings as well as put up signs. You will be more like a secretary but you will get paid for your work. Decide which one you want and call 100 agents. Or visit them as they hold Open Houses.s
