I have worked in property management for almost four years. We come across situations like this all the time. Tell the property manager about it. Let them know you regularly vacuum and shampoo. Ask if they can change them out for you. We get a five year warranty on our carpets. Normally, we'll replace them after they reach the five year mark and the residnet moves out. If a resident asks, we will change them if the carpets are five years old and the residents have signed a new lease.

As a professional carpet cleaner, I can tell you the commercially made products are much better, easier to deal with and cheaper, really cheap if they are janitorial brands and really better if they are carpet cleaning trade brands. No sense in reinventing the wheel. Store bough cleaners did not discolor your carpet, the dog urine did. Your real solution is a certified pro or continue making a bad situation worse.
Q: My carpet is threadbare and needs replacing. The kids are almost grown and pets live outside. Should I get a timber floor or go with carpet again. Which is easier to keep clean? If it were me, I'd take the opportunity to get rid of the shag carpet and replace it with something more practical. Once the bulk of the liquid has been removed, I'd spritz the area with water and allow it to sit for about five minutes, then repeat the blotting. Repeat until no color remains. Set your vacuum on the highest pile setting, the one that sets the brushes the furthest from the floor. If your vacuum does not come with different settings, make the best of the setting you’re forced to use. Vacuum away. Shag works best with short, back and forth motions to pull the pile up as much as possible and avoid the vacuum getting stuck and smelling like it's about to burst into flames. Work your way with the vacuum left to right across the floor and, for good measure, go back over it in the perpendicular direction. Disconnect the vacuum hose and use the open tube to suck up dirt. Place the hose’s nozzle straight down into the carpet, methodically covering the entire area. This is a lengthy process but you will be amazed at how much dirt, grime and other disgusting stuff you are able to extract from the shag when you sit down and really concentrate. This does not have to be done often unless your carpet gets very heavy wear. A couple of times each year should do the trick.
