- Q: I am a single female considering moving and beginning a real estate career in Lincoln, Nebraska. - Being single has nothing to do with being into real estate. Your career and relationship status are to totally different/separate things. If you want to go into real estate, then do so. You do what you are most comfortable doing. If you currently have a real estate job with some company, keep it until your own real estate business takes off. That way if your own doesnt work, you at least still have a job. If it does work ut well (business is making a stable profit and you are able to hire certain amount of workers, in about 1-2 years after you start it), then you can leave your current company. One more thing, keep in mind, housing inventory is very low in most places and may or may not stay that way for sometime. That is a problem for many realtors and buyers.

- You might goggle real estate license for the state of Illinois. This will tell you the requirements to become a real estate agent in your state. You will also be informed about the broker requirements of your state. In California a person with a 4 year degree from a recognized college in the United States is able to take the real estate broker test without being licensed as a real estate agent,or taking the real estate agent test. You might see if Illinois have a similar law. Failure to have the degree, in most states you are required to have at least two years experience as a real estate sales agent before you are allowed to take the real estate broker's test. In order to practice or sell real estate and get experience you must have a real estate license. You must take continuing education courses to maintain and keep your real estate license. You may study for the Real Estate broker's course at anytime you wish. You may only take the broker's test once you have completed your state's requirement to take the broker's exam. - Several major cities in Texas have good, stable real estate markets. You'll want to earn a Bachelor's in either Business or Finance to be successful in the real estate business. It's not a pre-requisite to obtain a license however it will be a good foundation. There are fast-track programs where you can earn your license in 3-6 months, or less. Once you have your license and work for a couple of years you are eligible to take the broker's exam, the educational pre-requisite is to hold a Bachelor's degree. As a broker you can hire agents to work under your broker's license and you'll collect a percentage of the commissions. No one hops right into the luxury market until they've closed many high-end property deals in the market area they are working in, and have developed a reputation that earns the respect of the clients they represent (or seek to represent). It's the way it is. Once you have your license, and want to really get your feet wet, borrow some cash and do a flip and list it yourself. Rinse and repeat. Obtain your broker's license and compete for HUD foreclosures to flip and build on your business. When the time is right look into commercial property development. Good luck.

- Q: Im looking to be a real estate agent. I plan to begin school soon to get my license. I have done alot of reading on real estate agents and the very high failure rate amoung new comers. - I am rarely asked how long I have been in the business. If asked I answer, but I just emphasize what I have to offer, and the issue goes away. Don't worry about that. Part time is tough. Most people don't want to work with part time agents. But some part timers are out there hustling to get established so they can quit the day job and do RE full time. It can be done, but it can be challenging. There is a huge failure rate in Realtors, some stats say over 80% quit within the first 2 years. Other stats say 10% of the Realtors are doing 90% of the businesss. Obviously, it isn't easy money. One of the most successful agents in my area is 28. He started young, didn't allow his age to deter him, and he now owns his own brokerage with a stable full of go getters. He is kicking butt and taking names.

- The rules vary by state. Check in with your state real estate commission and it's association of REALTORS for sure. I am an agent in Texas and here you have to have graduated high school to become licensed. As such, agents can earn compensation off the broker's commission. An agent must be employed by a broker in order to work. Agents can only be employed by one broker at any time. So, if you were to try to sell real estate on the side, you would either: 1. Get licensed as an agent and work for your current employer (i.e., the broker that owns the office) 2. Get licensed as a broker and work for yourself. (As soon as your current employer learned of your broker's license, you would be fired.)
