Q:I had my house listed with a real estate agent for 4-1/2 months. The commission was 5.6%. This contract expired the end of 2008 but it states that commission is owed if there is a sale 180 days from the ending date.I don't think I want to renew the listing right now as we didn't have much interest and no offers. Also, does this seem to be a normal contract? By boyfriend thinks I got screwed on the commission fee.
What that language usually refers to is if the agent comes in with a buyer within that 180 days they can still get their commission - or if someone they showed it to originally (prevailing cause) ends up buying it from your or another realtor after their contract has expired. It should not refer to ANY sell of the property after the expiration of their contract and they would have to be able to prove 'prevailing cause'. That's fairly normal language, but 180 days seems to be a bit long. Either way, you normally would not have to worry about having to pay them for any typical sale through another realtor or otherwise after their contract has expired. 5.6% is a fairly low commission rate as the national average is 6% and in our area it is 7%. I don't think you got screwed on the commission amount. It would always be a good idea to have an attorney look at the contract to make sure, but common practice in most areas would reflect my comments above.

Well not probably isn't a good time to be starting out in this business. I would consider another line of work to support my family. Startig your own business whether it is in real estate of any other business, it takes time, money, discipline and constant prospecting for new customers. Unless you have wealth, or have saved several years worth of income, it makes it nearly impossible to start a new business.

A real estate agent is one that has a state license to sell real estate in the state in which he/she is licensed. A Realtor is a real estate agent that has joined the local real estate board. Joining the board you would have the license this is a prerequisite to becoming a Realtor. You do not have to take college courses to become a real estate agent. There are one day courses, weekend courses and other real estate schools that will give you the necessary requirements to obtain your license in the state in which you want to become a real estate agent. In order to maintain your real estate license you would need continuing education in various fields in real estate. Your issuing agency would tell you the requirements and when your continuing education would be due. There are some schools that would advertise certain subjects that would be considered continuing education in order to maintain your license. Still your continuing education does not require college courses. This does not preclude you from taking college course to maintain you license, college course are not required. I always mention: Please start by mentioning your state. I am from California, so I'll answer thinking that you are from California. You may check for rules in your state. You don't need to be a licensed Real Estate Agent. You can do mortgage even without the license. In California you can obtain a brokers license. I think it always helps to be licensed as a Real estate agent and do mortgage as you can switch to the business that works good. We know we are always faced with cycles and real estate is also cyclical. When interest rates are down mortgage works well as well as real estate, when the rates are dropping people stop busying and keep refinancing. You get the best of both the worlds if you are licensed as a Real estate agent.
Q:I have been thinking for awhile now that I would like to get into Real Estate. I am almost 25 and I have 2 kids. My husband has started his career and I would also like to start mine. The only problem is is that I will only beable to take the evening classes or weekend classes, and with that it will only take longer to get it over with. You okorder for more practice. The test is probably multiple choice, so it is a matter of learning the testing style. I hate to sound like a downer. Probably 80% of new real estate licensees drop out in thier first year (similar to the success rate of new restaurants). The ones that have the knack for real estate can do very, very well. If you know a local real estate agent, I suggest you have a serious talk with him or her. You may have the personality and drive to do extremely well in real estate. You may also find it costly and frustrating. Either way, I wish you the best of luck!!!
