Q: I'm in Architecture school (want to be a developer and design my own projects).I'm currently working for a broker and planning on getting my broker's license as well.Is this a good way of getting experience towards getting a job at a Real Estate Development company after graduation?I have an associates in Real Estate and soon a Bachelors of architecture. In the future I might get an MBA in Finance. Is this a good plan or what do you recommend?
No... the real estate agent route will not get you there. In most states, getting a broker's license takes 3 years of being an RE agent, and it does not really help you in development projects... you will save the 3% on buying of the land and selling of the properties, but there are other ways to recoup those costs (just being an agent, or having a referral license come to mind. If you want to be a developer: work for a developer, if you are learning architecture, you hae skills they would need. Other options; engineering (civil) firms, City or county planners office, Large local utilities (gas/water/electricity) in their development office. Real estate management company might help also.... HUD... a bank that has real estate holdings...lots of options... RE broker is not one.
Q: how much would someone need to start investing in homes .and if a operson buys and rents out that house what would be the next step.i really would like to learn about real-estate.
A good rule of thumb when it comes to investing in real estate is to try and break even. It used to be that if you put 20% down towards the purchase price, you could break even or possibly have a little positive cash flow at the end of the month. If you do buy a place and then rent it out, the next step would be to either borrow some equity against you rental property (if you have any equity that you could borrow and still break even) or you can list the house for sale and invest in a 2-4 unit place. It's good to invest in mid-range areas. Higher end places tend to be more owner occupied, meaning less tenants and the lower end neighborhoods, you may be at risk for housing prices to decline more than they will in the nicer areas. We are in a very interesting real estate market right now, be sure that the Realtor and lender you are working with have your best interests in mind and that they both have good business track records. You can check at the Department of Real Estate to see whether or not they have had any problems in the past. Hope this helps...Oh yeah, don't do any short term-ARM loans, especially the negative-amortization loans.

Residential real estate does not require a college degree. In Texas it is about the equivalent of two years of college but a lot of people do it much quicker than that is a private school. I wanted a college degree. I felt like it would help me communicate with clients that have a degree. Almost any state college would have the appropriate classes and would be fine. High school classes would include any classes to do with business. Balancing account books and such. Which city to start working in depends on where you have contacts- where you are most familiar. If you go to U of H maybe you could work at a real estate company in some secretary position or assistant position and see how things work while you are going to school. Being a real estate agent is not a job. You are contract labor and that means that even though you are working at a brokerage company- you are pretty much starting a business. You must be self driven- no one will have a financial interest caring if you succeed or fail.

It is very easy to get your real estate license. There is a class you take and some fees associated with it but if you find a real estate you want to work for some of them will pay for your classes or 1/2 of it. There is no degree for it. Now if you wanted to start in real estate and work up to a loan specialist or something like that then schooling and a degree is necessary. But it may bbe different in different states.

Real Estate agents are facing desperate times these days. The housing boom of the last decade created many real estate jobs, so many in fact that there are not enough buyers to go around. That means that the stress level is fairly high these days, with many in real estate losing their own homes to foreclosure. If you decide to enter this field now, prepare for a rough road. I would recommend specializing in REO (Real Estate Owned) or Short Sale properties. At least you could market that better. As far as your question of agent vs. broker read below. Basically the definition changes from State to State, but their is a difference. A broker is a a real estate professional who has acquired a higher level of training and experience than a sales agent. A minimum number of classes must be taken along with passing a state exam to acquire a brokers license. Generally they are a legal representative or a proprietor of the office. Brokers usually charge a fee or receive a commission for their services.

Even if you have no written rental agreement, you are still obligated to pay rent because of the default in the law. There's a whole section devoted to tenant/landlord issues that has default rules if there's no written agreement in place. Unless you want to be evicted, just pay rent and don't worry about not having a rental agreement.

You do not have got to be 21, or at the least now not in some states. I got my real property license on the age of 19 and had been/and can be working as an assistant except this summer when i'll start being a full time real estate agent.
