Real Estate agents are not the people who qualify people for a loan. There is no reason why you would not be considered for a loan just because you are a waitress. Only your regular income would be considered, not any tips that would vary. Both of your incomes would be taken into consideration and, if you both qualified, a lender would tell you what amount you qualify for. That is the process and, no, it is not correct that they would not consider you.

Congratulations on joining the industry. You start at the very, very bottom unless you have a network of people who are currently hoping to buy or sell. You might want to post a note (printed and looking very professional) on the board in your brokerage saying you're new and would like to hold open houses and you're available to do them what days and what times. It sucks doing other realtors' opens but it's great exposure and helps you tweak how you present yourself and how you work. That way you won't mess up on your own listings :) Don't expect to make much money for the first few months or even a year or two if you don't have a network behind you. You might want to join a team of realtors just so you can learn stuff for a few months or a year or two before you are more confident and able to be on your own. If you don't want to do that, you can jump in the deep end and just wait for listings and buyers to come knocking and do nothing in the meantime (this is what a lot of lazy newbies do and they complain about having no business. I wonder why....).

You do have to take a real estate course and pass a state licensing exam. Then you find a broker to work for. As a real estate agent you will list properties for sale and you will show properties to potential buyers. As a Realtor you have to belong to the Board of Realtors and usually the MLS. So, be advised that there are fees involved in becoming a Realtor. First, you have to pay to take the real estate classes, then you pay to take the real estate exam, then you pay to join the Board of Realtors and MLS. Also, you will split your commission with the broker or pay a monthly fee to the broker. Then you have to take continuing education each year and renew your license each year. The Board of Realtor fees and MLS fees are also yearly fees. Depending on where you live, you might do really well as a Realtor or you might not. It is not an easy job. You have to get out there and work it. Most people don't succeed in real estate working it part time. If you want to do this as a career then you have to put forth a lot of effort, like calling people who have their houses for sale by owner and try to convince them to list it with you, calling people whose listings have expired and try to get them to list with you, calling potential buyers, contacting people you know to see who they know who is looking to buy or sell, etc. There's also quite a bit of paperwork involved. There's paperwork for when you list a house and paperwork for when you sell a house. You also attend the closing at the lawyer's office with your clients. Real estate is not a Mon - Fri 9-5 job. You have to be available evenings and weekends or whenever is convenient for your clients.

If you plan to invest in rental property, I suggest that you start by getting a job as a resident manager of an apartment building or as a property manager. That will give you a taste of the property-management aspects of owning rental property. There are also the deal-doing aspects of real estate. For that, you might get a job as a real estate agent. I did that for two years to learn about the business when I was 26. But since real estate agents are only paid on commission, you may want to take a salaried job in the business instead---for example: real-estate-brokerage secretary, salaried assistant of a top-producing agent, real-estate attorney, title-company employee, or mortgage-company employee.

Most of those loans were 2 or 3 year adjustable rates- which means that by March of 2009 the 2 years will have adjusted by March of 2010 the last of the 3 years will. After that- the housing market will make it's comeback (depending on who wins the election). If you plan on staying in the home I would try to buy in 2009 when a lot of foreclosures will happen to reduce the prices even more. If you wait too long you will pay more. Good luck!

Bill is correct. Doing it part time is going to be difficult. Here's why: 1. There's licensing costs. They vary state to state but could run up a few thousand dollars. 2. There's monthly fees to your brokerage, real estate board, and NAR (National Association of Realtors) if you choose to join 3. There's costs for running business: advertising, business cards, cell phone bill, computer, gas, car insurance, etc 4. If you're buying real estate, would you expect your agent to work at YOUR beck and call? Obviously. So if you can't provide service when THEY need it, are you really doing your job? Not really. I'm not saying you're a slave, but you need to be accessible. No client wants to hear sorry I didn't get back to you for 7 hours, I was doing my other job. In that period of time, you could have had an offer expire on you, or something could have happened like you missed a multiple offer situation etc. If you're good at real estate and you have a lot of clients who are currently looking to buy and sell, then YES that's wonderful and you could potentially make LOTS of money. But the industry is a marathon, not a sprint. Don't expect to get rich in months or even 1-2 years. It's about building a reputation and working hard at it. If you're not 100% committed, your clients will sense that. It's fine to keep it to make a deal with the occasional friend or family member, but other than that it won't generate a lot of income.

The answer to this is that it is true, depending on how you look at things. Of course real estate courses are usually promoting the idea of owning property (house/duplexes/apartment buildings, etc) and renting them out for income and holding for appreciation or fix and flips. There are also ways to use real estate other than renting it to make money. For example: what business is McDonald's in? Your answer might be 'selling hamburgers'. But according to Ray Kroc (the founder of McDonald's) his business was real estate. McDonald's owns some of the most expensive pieces of property in the country. According to him he could just have easily used the real estate to build car washes and made money that way. Basically, there are four ways to get rich. Inherit it, marry it, win it or earn it. Under earning it, there are making money in stocks or the stock market, starting a business and real estate. There are exceptions such as athletes and movies stars who earn millions. If you move some of the starting a business to the real estate column (like McDonald's) you can see how someone might say 90 percent of millionaires got that way by owing real estate. I have never seen any studies or government reports that tried to make this type of classification. Who would make the decision? Some of this '90 percent of millionaires got that way by owning real estate' is hype, but then there is a lot of truth to it also, plus it is something that anyone could do. Starting a business requires and idea, a business plan, capital, marketing, selling, etc. Investing in stocks requires money and knowledge and luck about what and when to buy and sell. Real estate is something where you can start small and in the past could get banks and mortgage companies lend you the money to purchase. And then of course there is the appeal that the real estate courses promote that you need no money or credit to get started. Good Question
