Q:I'm about to graduate in May 2010 and real estate has always been a passion of mine. I'll have a business degree with a concentration in Law and minor in Psychology but what I really want to be is a real estate broker. I know the market is HORRIBLE right now. What are the chances it will turn around by the time I graduate? Which states/cities seem to be doing okay in this financial crisis so maybe I'll look for jobs there. If not, what kind of job should I possibly look for with my major?
I've been a Realtor for a year and a half now. I came in around June 2007 right as the market plunged. My broker-in-charge has been in the business for almost 25 years. 12 years in Pittsburgh, another 12 years in Fort Lauderdale (right as the Florida market boomed!) I've asked her the same question many times. She's saying give it about 2-3 years. But, my area, Myrtle Beach, SC is a up-and-coming resort area and it's these areas because of their proximity to the beach that are last to see the price drop and the first to see the prices rise. Also, the SC real estate laws regarding listing properties and other agents not being able to advertise them is also holding SC back from being heavily developed. These factors combined with the banks, etc. that are affecting real estate here. Where do you want to get your license? LOCATION is everything! Your state's real estate laws and the ability of marketing may also affect your area's real estate market. My BIC doesn't have a crystal ball but she has the market experience and has been through the ups and the downs. But, if you reall want to be a Broker, then be one. Learn now and by the time the market picks up, you'll already know what you're doing.

You should take classes that are oriented toward business such as marketing, accounting, salesmanship, business math, English skills, Spanish if you don't already speak it and another language that is used in your part of Texas. You will need practical skills such as typing and computer use, public speaking and so on. I got my basic real estate sales course in the local community college and then I took the State exam after successfully passing the basic course. Each state has its own requirements and in FL that course was what was required. Once you have passed the state licensing exam you have to select a broker with which to work. I suggest that your best approach is to set an appointment with a local real estate broker and interview him or her. Take your questions with you and a notebook to write down the answers. Find out if there is an agent that would be willing to let you shadow her (go with her) and watch and listen to how she works her business.
Q:I'm thinking of getting into investment with some other people. The most common way to see places in Massachusetts is by going through INFO Pass to get access to properties (agents usually do this for you). I believe they ask for your license info when you do that. I need to cut out the middleman. So I was thinking of take a real estate course and take the exam to be licensed. 1) If I get licensed as a real estate agent, can I show properties to myself and other people? 2) Do I get the commission for showing/facilitating these places (this is not my goal but thought I'd ask)? 3) Once I find a property I like, does a broker have to be involved? An agent that is not a broker MUST work for a broker. He/she can not act on their own.

Attend open houses. Also, pick up the local real estate books that they give out for free. Find a few houses you like and call the listing agent and ask to see the house. That will give you a chance to meet a few local agents and see if there is anyone you mesh well with. We used Remax with our last purchase/and sell. However, I would not base my decision on a specific company name....each realtor is different and unique. Try to stick with a company that has a more well known name (none of those discounted fees places or tiny companies) so you know you are getting the most accurate information possible. If possible, it would be nice if the agent was close to your age, so that they can relate to why you are looking for certain features or locations, and can better foresee other homes that may be perfect for you that maybe you are overlooking as being somewhat unfamiliar with the area. Good luck! Look at several houses before making any offers!
Q:My school advisor said its a big benefit to take the real estate associates course which is only 2 months which will give me a license. If I want to become a real estate investor, whats the benefits of having this license. Is it needed? And will it save me money?

You'll save commission fees and have a better chance of locating the best deals. Price says many real estate agents and brokers may not be willing to point you to the best deals available because they want them for themselves.

However, do I get licensed before I apply to different agencies? Or should I do this while I'm taking the classes, or do these places like to wait until your licensed before they hear from you? Also, does it matter where you go to take these classes? Like, in college, the more prestigious the college the better? Or as long as you get your license, thats all that matters? Here's how you do it: Contact the two or three largest real estate firms in your area. Ask them about their pre-licensing exams. Most will offer them. Try to choose a company you might like to work with. But that's not a requirement. Take the pre-licensing classes in as short a time period as possible. A typical schedule might be two evenings a week and all day Saturday for 3 weeks. Something like that is good. Don't stretch it out over months. Reason: The only reason you're taking the classes is to pass the licensing exam. A lot of what you'll learn will have no real use...but you need to know it. So you cram it into your head. Don't do an online-only program. You'll need to ask questions and get understandable answers. Don't do it at a community college. Those programs take way too long--like 2 hours an evening once a week for 20 weeks. You'll forget most of it before you take your state exam. But it doesn't matter where else. No, it's not like choosing a prestigious college. The only thing--THE ONLY THING--that matters is getting the knowledge necessary to pass the state licensing exam. Once you pass the pre-licensing program, you then take the state licensing test. Once you pass it, you can work with (not for--you'll be an independent contractor) any brokerage you want. It makes sense to seriously consider the one that you took the pre-licensing courses with--but that's not required. As a newbie, look for one that offers continuing education and additional support. You'll get a lower commission, but it's worth it. They won't be interested in you until you get that state-issued license. Your questions are good. However, I don't understand how you could have been doing research for days and not getting a straight answer. That concerns me. Hope that helps.

Get a real estate license. Get a degree in Architecture. Build and design your own homes or buildings. Sell them. Be filthy rich by the time you're 30. All in a nutshell. For a 14 yo, you got your head on right! There's nothing that makes more money quickly in this country than owning and selling real estate. You've just stepped up your bank account by thinking about designing your own buildings too! Go for it and don't give up that plan! You'll be the next (young) Donald Trump!

Real estate agent is a generic term and indicates the job title or description. It can mean either a broker or a salesman. Realtor on the other hand is a trademarked term and can only be used by real estate brokers who are full members of the National Association of Realtors. A real estate broker's license is a state licensing requirement to engage in this profession. A real estate salesman's license allows an individual to work in this profession under the direction and oversight of an employing broker. I hope this helps.
