- Good agents are still making decent money, the key word being good. Homes are still being purchased and sold and even though the pricing has declined in most markets, the agent still gets paid. Foreclosures do not impact the agent's income, the agent gets paid when selling a foreclosure just as in any other sale, the only difference is that the commission is paid by the bank or whoever now owns the property.. Please understand there is no salary, an agent works on straight commission and a new agent has to be able to plan for the first year to make little money until he or she has established himslef/herself.

- As for the first question: Do your homework first. Renters in a trailer park could be long term and a good source of income. Or, they could be squatters and a huge drain on YOUR income. Talk to the residents, the manager and others first. You might be better off with a small apartment complex or duplex or houses where there are likely to be roommates like near colleges first. As to the second question, I am not sure I understand but if you mean be successful in real estate instead of the stock market, there are no guarantees but you need to buy low and then have a stable recurring income source to beat inflation. If you wanted to invest in real estate IN the stock market, there are REITs (Real Estate Investment Trusts) and other ways to have money invested for you. As a third option, there are plenty of ways to invest in real estate without having to be a property owner or a landlord.

- There are some situations where you might be able to buy a property for no money down. Read up on double escrows. Since you are new to investing you might find a few low cost projects to work on, selling them successful or renting them. Keep pictures and an account of each property you do as well as the outcome, weather it sold or you kept if for a rental. This becomes your resume. Once you have done several of these, you might now place an ad in your local newspaper or real estate trade papers that you are seeking investors. You might also check for properties that are being sold where the owner is financing the property. If you get this property below market, at times you might be able to negotiate that the owner pay closing cost. Detroit might be a good place to work as there are many foreclosures and other distressed properties there. These are techniques, but you must understand the method in how to do these techniques to be successful as an investor. Because the technique is there you might not want to use the same technique for certain properties that you would buy. One of the things you might consider is finding the local real estate investment group in Detroit, Michigan and joining it. As a new investor you would be given hands on experience about the investment climate in Detroit. You might also find someone that might want to personally mentor you about real estate investing. - Real Estate is like everything else. You get out what you put into it. Never give up! Apartment locators will get you a little money really fast. If you need the income to survive than absolute start there to survive on. But you are not getting your license to survive! The best way to make money with a real estate license is to get listings! Listings! Listings! Did I say Listings! I tell every new agent that comes to my office if they want to make money in real estate to get listings. Make your approach unique. Pick an area you are already familiar with in a price range that most people are buying in. Get out of the office and hit the streets. That is where the money is found. Work the expired listings in the area. Work the FSBO's in the area. Check with your broker and see if they will let you offer a lower commission on the listing side to get you in the neighborhood. Don't short change the buyers agent's commission. Ex: a 6% would be a 3/3 split a 5% would be a 2/3 split, a 4% would be a 1/3 split. You won't make much if another agent sells your listing but that don't matter. The more signs you have in a neighborhood the more calls you get from buyers. MAKE SURE YOU HAVE NAME RIDERS ON YOUR SIGNS! You are not just trying to sell your listings you are selling everyone's listings. As you get more experienced and more clients start calling you and you have less available time then your value goes up. If you decide to come to the New Orleans area look me up.
