Q: I became licensed over a month ago. Since then I have worked constantly to get my name out there and gain a client. I've knocked on doors in my neighborhood, held open houses almost every weekend (and knocked on those neighbors doors), sent out letters and cards, talk to everything I can at PTA meetings, parades, Girl Scouts, in line at the store, etc... I've talked to at least 500+ people. I've had not one solid lead. I'm starting to feel hopeless and extremely discouraged. Is this a normal feeling in real estate? If so, what did you do about it? Could you give a new agent advice on the best way/place to find a client?
Hold an adult education class at a college or community college on how to buy a house and what is involved. You tell them how the financing works, to avoid buying anything prior to the house sale. Etc. Do this for years on end. You can also go work for someone who has such leads already.

It means someone is feeding you a line of bullcrap. Don't listen to any expert in Real Estate. There aren't any. Real estate is common sense. If you don't understand it stay away from it. Someone is pulling your chain. I could show you how to make (not a seller and not interested in your money) how to make INCALCUABLE returns (this doesn't mean big money, it's a silly numbers game all the big shots play). Doesn't mean anything. Real Estate is just like the stock market. If you don't understand that PARTICULIAR area then don't invest. Again, DON'T INVEST because someone is jerking you around. I don't know what discussions you claim (I have never heard of it nor would I believe it). Anyway, you asked. I answered. Plz no best answer. Just another email I will delete without reading.

NO salary for agents; salary for staff; office managers, designers, architects, etc. colleges, no [yes, colleges offer the same thing but it takes WAY longer] lots of RE schools-for speed and good, fast answers. what do you LOVE about houses? Can guide you.
Q: Anyone know where to get real estate sales data for Los Angeles County? I'm looking for the detailed data that includes sq footage of property, zip code and date or sale. (the same type sites like Zillow use)
Zillow is worthless. Contact a REALTOR in your area. They can give you this information.

In Texas you could become an agent. An agent can manage property or help people buy and sell property or you can work for a more experienced agent as a part of their team. You could also buy and sell property for your own account at that age.

I'll be in 10th grade when school starts back...but lately I've just been thinking about career choices and things like that, I've heard Real Estate is a nice job to have and you could get a good income...but,...I read here on Y! You're fifteen. I would not worry about all of this now. You will change your mind regarding a career twenty times (at least) before you graduate from college. Enjoy the summer. It will go by very quickly. Stop worrying about your lifelong career; you have time to investigate many things. Remember, RE agent work on COMMISSION and DO NOT get paid a straight salary. You had better be a selling fool in order to survive.

Q: im having a hard time understanding (active participation rental real estate taxes )example;; I have a property portfolio making 200,000 a year ....i fall under the 15% tax bracketso i owe uncle sam 30,000 thousand ...but i paid 30,000 in taxes interest repairs ect...does it mean i owe nothingthanks in in advance
rental income is passive income no matter how you do it if you actively participate it means you spend time either in the administration or the maintenance of the property, if you are not an active participant, you have someone else do everything that is needed ie. if you were 500 miles away you likely would not be making regular trips to maintain the property and rental property is not taxed differently that your other income, if you are in the 15% bracket and this net rental income does not put you in the next bracket you are still in the 15% bracket and no the $30000 interest, taxes and repairs do not directly relate to your tax bill the rental is filed on Sch E, and there are limitations to passive income, ie. $25000 so it your taxes, interest and repairs exceeded your income the limitation would apply
