- Hi Trish, It's really good to know that you are thinking about a career even before getting out of high school. This shows your maturity. I have made Real Estate my career choice for 17 years (and still love it) I would interview with a lot of different brokers first of all- most times will offer schooling free or part of their in house training. The catch is they will want you to work for and with them (you will be able to see how the real estate industry works first hand). In real estate you learn something new everyday, so being around top producers will be a benefit in your learning. Every area has a real estate association, just google real estate association for your city. Once you find out where it is at either go there or call them. They can provide you with a list of both online schools or physical real estate schools that are close to you. Like any job or career, the outcome of success is what you put into it. The potential to make very good money in real estate is there (without a doubt) but it does consist of hard work and consistency. Results may not be seen for 3-6 months so make sure you have reserves when you first get started. Tips: I would always think outside the box and don't always think the normal traditional way works best. Start a new trend, be different but always be true to who you are and the potential clients you may be working with. As a whole the public already has a negative image of real estate agents, so we need to work extra hard to let them know we are different and we do Truly care. Like I said I have been doing real estate for almost 17 years (I have both my Georgia and California license) I still have the passion like it was yesterday. - Stay with the job that you are at and start your real estate career part time. That way you will still be able to afford to pay your bills because when you first start out as an agent it may take you 90 days before your first transaction. The time is excellent to go to real estate school now so that when the market starts to climb you will be able to get out there right away. If you wait until the market is good, you'll be in school while everyone else will be hitting the ground. Do not take online real estate classes if you want the expertise of an agent who may be teaching a course at your local college or an independent real estate school.

- I worked in architecture and engineering as a graphics specialist and project manager for almost 10 years before switching full time to being a Realtor. We also have to engineers in our office that work part time as real estate agents. One of them, a structural engineer, quit his job this year as he made over 100k as a real estate agent. Considering this was one of the worst years in 10 in the Denver market. That's pretty good. If you want to be an Architect, I assume it's not about the money. It will be a long hard haul until your making good money as an architect. I would highly recommend taking an online course to get your real estate licence. I completed all the required course work online in about 5 days. The costs for the class, my license, insurance and my Realtor dues amounted to about $1500 for my first year. There are lots of small brokers/companies that would be more than happy to have you and there is potential for a lot of money even without going full time. Look for one with a niche that will make it easier for you to compete as a young broker. You would most likely be on a commission split between 50% and 70% on each deal depending on how you get your leads. You should look for a place that doesn't charge any desk fees. My last year part time with my architecture job I made almost 35k spending less than an hour a day following up with clients and leads as a Realtor. Bottom line, I highly recommend it. The return on your investment into being a Realtor will make you a better architect by having a better understanding of the value that your buildings will bring to your clients. And of course, you can make a lot more money than as an architect if you apply yourself. You can also be both without any real problems but you will have to learn to manage your time well as you will be getting calls on a regular basis. Good luck
- Q: Is anyone currently working in Real Estate selling homes? Or selling commercial Real Estate? I am interested in getting my Real Estate license but don't know if right now is a good time since the housing market is currently down. I spoke to someone at Century 21 in Central Florida, and the office manager said no time is the right time to get a Real Estate license to sell homes. Someone else on here said now is a good time to get into Commercial Real Estate, but the question was asked 3 years ago. Any opinions, stories would be greatly appriciated. Thanks.
- The good thing about investing in real estate is that you do NOT need a license in order to do it. You can get started TODAY! Believe it or not investing in real estate is not this huge complicated thing. Most work is either done by a closing attorney or a title company. The part that you need to focus on is talking with property owners and coming to a meeting of the minds and agreeing on a price. Once you have done that you can flip the property to a buyer's list or purchase the property the conventional way with a loan or cash (not recommended for real estate investors)
- Q: I bought a house two months ago in Atlanta, GA. I got the house 50% off market value. Instant equity 60K. While I was looking for my house I ran across a lot of houses that were under 30K. I really want to become a real estate investor, but I only have 10k. My whole family is aganist it, and insist that I finish college. - Just remember there are more expenses with owning property than just the cost of buying it. Leave room for and allocate funds to cover property tax, maintenance and upkeep, repairs, insurance, natural disaster recovery, assessments, roofing/siding/driveway, etc... Don't ever extend yourself. You don't seem to have a lot of capital to start with so take things easy and BE CAUTIOUS in this economy. Best of luck to you!

- Get a real estate license. Get a degree in Architecture. Build and design your own homes or buildings. Sell them. Be filthy rich by the time you're 30. All in a nutshell. For a 14 yo, you got your head on right! There's nothing that makes more money quickly in this country than owning and selling real estate. You've just stepped up your bank account by thinking about designing your own buildings too! Go for it and don't give up that plan! You'll be the next (young) Donald Trump!

- Can you be more specific? What area of real estate are you looking to learn about? Investing? Are you a new real estate agent? If you're looking long term, and you don't own your own home yet, you might want to consider buying a multi-unit, living in it and renting out the other side. Most First Time Home Buyer programs will let you purchase a 2 unit property. Right now IS a good time to BUY, NOT a good time to sell. People are giving away houses right now! Your local REIA groups will usually have a library you can rent out from. Research Lou Brown, he's a national speaker. I've been to 3 of his seminars, and he doesn't try to b.s. you telling you it's easy. It's not easy. You'll never learn all the angles, that's why you should join the groups. Learn from experienced investors, mistakes they made, success stories. Whatever you do, don't take ideas from informercials. I hope this helps, message me if you want any more info.

- rental income is passive income no matter how you do it if you actively participate it means you spend time either in the administration or the maintenance of the property, if you are not an active participant, you have someone else do everything that is needed ie. if you were 500 miles away you likely would not be making regular trips to maintain the property and rental property is not taxed differently that your other income, if you are in the 15% bracket and this net rental income does not put you in the next bracket you are still in the 15% bracket and no the $30000 interest, taxes and repairs do not directly relate to your tax bill the rental is filed on Sch E, and there are limitations to passive income, ie. $25000 so it your taxes, interest and repairs exceeded your income the limitation would apply
