Real Estate is only good if you are wanting a long term investment. To invest in real estate, it means you purchase a piece of property (house, duplex, apartment/condo, shopping complex, etc). Those who should invest are those who can pay cash and buy at less than 70% of the appraised value of the property. Real Estate value always goes up, so it's a good investment. Real Estate is an Asset if you make it one, and a liability if you let it be one...if you try to sell quickly or in desperation. Talk to a real estate investor one on one and find out more details there if your wanting to get started.
Q: Is it better to go through a real estate course online or through a real estate office?
If you inquire at some offices first, they may offer to reimburse you for the cost of the class. Make note though, this is usually after you have come to work for them may even be after you have closed your first transaction. Most offices do not have their own real estate school. (this is not to say they do not offer training, but they are just not a state licensed approved real estate education provider) They have access to enroll you online at a lower fee than you would get enrolling in the same course on your own: When I managed the RE school inquiries at my office years ago, the course provider charged our office $110 for course materials per student. We were free to charge whatever we wanted over above that to students that enrolled through our office. A valid question would be to ask the pass ratio for any course you are considering. If it is 90 - 95% or better, they have great teaching methods for students to retain information. There are always exceptions to the rules. Some learn better via a live instructor or others may learn better uninterrupted at home online. Others find a live instructor/class room intolerable due to the instructor not maintaining control over frivolous questions from students during lessons, wasting everyone's time. Q: I'm going to look at a home tomorrow. I've never done it before and I'm wondering is the real estate agent going to try and "sell" me the house or will he give me the facts and even point out some things to look at that may cause me problems? What're your experiences?
One big thing you have to remember is the agent gets paid by selling the house. The agent does not work for you since he gets paid by the seller and the higher the sales price they negotiate, the more commission they get. Of course there are a few good buyer's agent out there but you won't know who's good and who's bad until it's too late. Just make sure you do some other research via zillow or other online services just to be sure you are no overbidding on a property especially in a declining market. PS. don't look at the value zillow gives you. Look at the sales comparables and compare the square footage to the house you're planning to buy.
Q: My nephew really wants to be a real estate agent but he has epilepsy so he can't drive. But does a real estate agent really need to drive anymore in today's hi tech world of gadgetry? I was thinking that he could sell properties online and since he's fluent in Spanish he should focus on buyers from Spain/Latin America. What do you think os this possible?
I suppose that it is possible, but if the prospective buyers wanted to view the property, how would he manage. Also he would be totally reliant on the vendor's opinion of the property as he would be unable to inspect it for himself.
Q: My parents own a house in a small subdivision and behind the house is a large area of undeveloped land that hasn't been taken care of for decades. I assume it is owned by a local real estate company, but not entirely sure. My parents cleared out all the kudzu that was creeping into their yard and made a space that goes about five feet out along the length of the fence. They recently started planting some vegetables in this area since its not in use and it seems whoever owns it has no plans to do anything with it but I am concerned they could get into some legal trouble if company who owns it finds out they have this small garden back there. So the question is, can my parents get into serious trouble with this?
No, your parents I'm sure understand the risk. To find out who owns that parcel all you need to do is check with the Property tax appraisal office for that county, it's public information. In most states and counties you will find this information on line.

It is a horrible time to get into Real Estate now, as the market is crashing in America. That being said, I would expect(and don't hold your breath for this as I'm for from an economist) that the government change will assist the economy to turn around, as well as all the interest rises, et cetera. Essentially, you should be fine by the time you get in the market. My biggest advise though, would be to take note of this: You don't need to study real estate to get into real estate - it's sales, or the entry roles are sales anyways, and if you're good at your job you'll climb up the corporate ladder very quickly. You simply need to charismatic and influential (could you persuade one of your friends that blue is the very best color int he world? Are you good at debates?). For example, if you were to do a degree in business, you could follow that career path if you decided that you enjoyed it, or if the market is still average. At any time though, you can go into real estate....just know that if you move at a later stage, you may have to take a pay cut and start back at the bottom! Best of luck!

A Business major is any student majoring in Accountancy; Finance; Information Systems; Management; Marketing; or Business Administration with an Option in either Business Law, Global Supply Chain Management, Insurance and Financial Services, Real Estate, or Systems and Operations Management.
