Q:I want to pick up my real estate license..mabey become a part time broker. Or at the very least not get ripped off when buying houses. I see real estate as a great investment...why pay rent when u can own n have roommates help pay ur mortgage. what books can u reccommend? whats the best way to do this in ontario? Thanks
You are wanting to do a number of things some you can do without a licence and others you must have one. 1) you can buy real estate and sell it without a licence. It must be you personally or you and a partner who buys it. If you do not reside in the property or if you buy it and sell it within 2 years you must pay capital gains tax. This is to stop people from flipping houses. as a business. 2) Real estate courses are offered at local colleges, universities etc. they are about $600.00 I'm not sure about Ontario but you must be referred by a real estate company. to take it. 3) a broker also requires a licence and you must have your real estate licence to get a brokers licence. There are many books available to advise people how to buy a home. and most Realtors will help you also. Canada has the Canadian Central Mortgage and Housing. it helps first time buyers to obtain 1st mortgages with only 5% down payment. Banks normally require a minimum of 10%. Talk to any real estate agent, they can advise you about courses, also the Ontario Real Estate Board will have information about dates, areas, costs etc of licencing courses.

You might goggle real estate license for the state of Illinois. This will tell you the requirements to become a real estate agent in your state. You will also be informed about the broker requirements of your state. In California a person with a 4 year degree from a recognized college in the United States is able to take the real estate broker test without being licensed as a real estate agent,or taking the real estate agent test. You might see if Illinois have a similar law. Failure to have the degree, in most states you are required to have at least two years experience as a real estate sales agent before you are allowed to take the real estate broker's test. In order to practice or sell real estate and get experience you must have a real estate license. You must take continuing education courses to maintain and keep your real estate license. You may study for the Real Estate broker's course at anytime you wish. You may only take the broker's test once you have completed your state's requirement to take the broker's exam. Your state regulates the real estate license procedure. In Texas it is called the Texas Real Estate Commission. In most states if you change the word Texas into the name of your state and then look them up on the internet you will find the requirements to get licensed for you. To be successful it requires that you be self driven. You don't have a boss in the normal sense because you just don't get paid until and unless you actually sell something and the sale closes. So you better be able to motivate yourself.

Ditto. I agree with Glenn. Flipping is very hands on best learned from someone actively doing it in today's market SUCCESSFULLY. Let them mentor you through the process as there are many facets to working the full scope of this type of business. While it is not required to have a license in real estate to flip houses, the benefit of a license is the info access you have in pricing and marketing the finished product. For that, you could affiliate yourself with a Realtor as many investors and flippers do.
Q:My parents are getting a new house soon. Before we signed the contract and all other supplemental documents, we didn't ask for Washer, Dryer Microwave (Approx. $1000 value). We just negotiated the price with them. However, when we signed the contract and documents, there is one document(Construction Option pricing) says that washer and dryer, microwave, range refrigerator, dish washer, garbage disposal are INCLUDED and the owner had signed his name on it(This document was provided to us by the seller).Now we asked him to give us those Washer, Dryer and Microwave through our real estate agent. At first, his agent said the The seller or his staff made a MISTAKE on the document, so we CAN"T get the appliances; and today they said they agree to give us Microwave only, but NO washer and Dryer.Does anyone has similar experience before??Can we get Washer,Dryer and Microwave???If not, can we sue the seller??? Any advice will be appreciated.Thanks.
