Q:The 12 by 12 tiles were laid 7 years ago and nothing is different, but last October some of them over by the exterior wall of the house started tenting. There had been no more or less rain. What would make them do this?Here‘s some more info:-They started cracking in the part of the house that was added on.-The new foundation may not have been sealed.-My brother put them down and he tends to do a crappy job at best. He thinks they were cheap tiles.-I found traces of termites when I started pulling them up (seems unrelated since they‘re ceramic tiles, but one never knows...)Any advice on replacing them would be greatly appreciated!
Ceramic tiles are rated at 3 4 5 and 5 being the best as far as breakage goes and if you have some that are rated at 3 or maybe 4 they may break through the years this is one reason. Another reason is that the floor may have settled through the years and this has caused them to crack especially if you say this part was added on. A good floor and sub floor if it was laid right and then they did use a cement board when they laid tiles I doubt moisture is the problem unless the floor became totally saturated. You can take the cracked tiles up carefully and scrape all the thin set off of the cement board or underlayment what ever you have. Make sure it is dry and level if you have any part of the floor that is not level you will have a few cracked tiles for sure. Apply new thin set and place new tiles. Re grout and you are done. You say these started cracking in the part of the house that was added on it may be that part of the floor has settled down more and you may to make sure that this is all level before you can place new tiles. If your husband is concerned because of the cuts, it ll depend a lot on what type of tile your working with.. A soft bodied tile that is self spacing. The kind that has little lugs on them and fit together fairly tight, these are easy to do.A little more challenging if they require a spacer. If you use a mastic, the tiles will stay pretty much in place when you set them and then place a small spacer in the joint. I know removing it and installing solid hardwood will be expensive.Can I install floaring hardwood over the ceramic tile?? I went to Lowe‘s, and the flooring assistant recommended me to to that. it will last about a 9 months and you will start to have problems. If this is your home remove the tile if you are renting float away. Problems you will see: floor warps, moisture underneath starts to turn the edges on the wood floor black, your floor will creak, bubbles in floor as well.
Q:I am looking to tile my livingroom/kitchen area appx 500sf. I am going with porcelain due to the strength ( i was told its better). My question is for resal (4-5 years) what is a better tile to lay; polished tile or regular glaze. I like the shiny clear coat look the polished has but someone mentioned it picks up footprints and it is not good for resale.Also, I was thinking that If I went with a larger tile, 18X18 or larger that it would look much cleaner with less grout lines, but since its only an area of 500sf that it would make my place look smaller than it is?any suggestions are helpful. A high sheen tile is going to give you a more formal look. A matte finish will be more casual. If you place the tiles on a 45 degree angle, the space will appear larger, but it will require more cuts and a little more tile. If you use 18 tiles and keep them squared with the room shape, the room will appear smaller. I am not a fan of big grout lines unless you are using Saltillo (Mexican) tiles. If you have the option of coloring the grout I would try to match the tile as closely as possible, unless you want to call attention to the grout.

Q:Please help me decide the right color to use. We are renovating our bathroom and I always wanted a navy blue or maroon toilet bowl. I had a bathroom in a rental once that had peach paint. I didn't think I liked it. I put some mirrors on one wall so that there was less of it and then had a lot of plants and grew to like it. White is nice with peach and lots of lush foliage.

Generally I would recommend avoiding painting over tile. There are several excellent tile cleaning products available at your local hardware store; talk with someone at the store about your specific situation. If you MUST paint over the tile; you will want to treat it with some sort of an acid wash first to etch the surface so that the paint will stick. I strongly recommend that you put a couple coats of primer on first before you paint your color as the tile and grout will have notably different properties with respect to your painting job.
