Q:I know brokers get paid on commissions, but how do the actual real estate companies make money?Have always been curious...
If by company you mean the office for which a broker or sales agent works read the following: When a house sells, the agent who listed the house and represents the seller gets a portion of the commission and the agent who brought the buyer to the transaction gets the other portion. Sometimes the agent who lists the house also sells it [has a buyer] but increasingly buyers are told to get a buyer's agent to avoid conflict of interest. Laws and practices vary by state. The commission is agreed upon at the time the listing is taken. Generally the seller pays it from the proceeds of the sale. It can be renegotiated later if the selling price is lower than asked or if the price is bid up. For example a listing will indicate commission is 6% of the selling price split 50/50 or 40/60 between the listing broker/agent and the buyer's broker/agent. The split depends on market conditions - is it a buyer's market or a seller's market. If it is a seller's market that means houses to sell are in short supply making a listing a valuable thing and the listing broker or agent may, but not always, get a larger split of the commission. The portion of the commission that goes to the respective sides is split again. Take the case of a Century 21 office. A portion goes to cover the franchise fee i.e.; goes to C-21 corporate, a portion goes to the broker who manges/owns the office [company in your question] the selling agent is associated with, some may go to cover special advertising or printed materials and the rest goes to the broker or sales agent who found the buyer or took the listing. That is an over view of the process.
Q:I'm thinking about going into real-estate after college. What are the steps to get there..like, what would be smart to major in in college. Do you go to school especially for real-estate?Also, is it ok not to major in business and still go to school for real-estate?What is an average salary for a real-estate agent?I'm really unsure about how to get there.-thanks!

Q:Assume the econoly is in equilibiruim. Using the Aggregate supply and demand curve illustrate the short run and long run effects of a fall in real estate prices in the capital cities (hint: think of the effect upon one's wealth level).
Real estate values have in inverse relationship with interest rates the stock market. So when real estate prices are high, interest rates are low the stock markets low. As real estate prices fall, interest rates rise, and the stock market will rise. When real estate prices are low, interst rates are high, and the stock market is booming (go bulls ... run it up). So, I guess it's a question of do you hold more assets in real estate or if you hold more assests in corporations.
Q:I was wondering how much a real estate earn? Is it really worth it? I heard they can become millionare's I really love the job but im afraid the money won't be enough?
As with any sales job, how much you earn depends on how dedicated you are, how aggressive, and whether you have a knack for selling. You can decide to be a buyers agent primarily, a listing agent primarily, or both. Or, you might decide to do appraisals - which are hot in this foreclosure market. You can make 40 bucks a pop - just taking pictures and filling out forms. A commission on a house might be a few percent, which you'll split with the selling or buying agent. If you sell a couple of $100K houses a month - maybe do some property management, put a couple of buyers in a house, maybe do some foreclosure work - you can make a decent living. Doing real estate full-time is a good gig. The realtors that I've been able to observe work really hard. The ones I know like to pretend that they aren't working all that hard - that they are sleeping in, driving fancy cars, are effortlessly successful, etc. But in reality, they are fielding early morning calls, late night calls, working on weekends and holidays, and always chasing the sale. They really have to hustle to make money and are on call 24 hours a day. Personally, I don't think it is a great idea to do a job only for the money. You should like real estate - like houses - like putting people into them. If you don't, then maybe you can find something else that you like, then figure out how to make money doing that. There are a million ways to make money - but when you go to a job that you hate - you'll feel like you've aged a million years. Find something that you like and then make money doing that. Good luck!
Q:Im taking the 75 hour required course for the New York Real Estate License and I was wondering if anyone can tell me what exactly I should focus my studies on. Im not looking for whats on the test exactly, but more of what certain aspects should I focus on that will get me more prepared to take the exam. Thank you in advance.
Hi Shea, The New York real estate exam is in a multiple choice format with questions that have been based on the 75-hour pre-licensing curriculum that you should have already taken. They choose the multiple choice, simply because they are easier for students to take and easier to administer and grade as well. In addition, you will be given 1.5 hours to complete the exam. They will require that you correctly answer a minimum of 70% of the questions to pass the exam. Your exam results will be reported simply as either passed or failed, they do not currently provide a numerical score. Real Estate Exams are typically broken into two different parts. The first part would be a kind of general and should cover key concepts, such as forms of real estate ownership, fiduciary responsibilities, and fair housing law. The second part is generally state specific and will ask questions which would only be pertinent to New York real estate law and regulations. Usually, any questions about state license law are covered in the state specific portion of the exam. Your exam will be administered through eAccessNY which is the states online terminal, a part of their website.

the seller nor the buyer ALWAYS do anything. it is all negotiable IF neither stipulate as part of the contract, who pays what..........the title firm will do so
