- They would be the same. There is no place to adjust for individual items on a appraisal like flooring in the sales comparison approach. The appraiser can adjust for condition, age, effective age, quality of construction and they fall in to poor, fair, average, good and very good. One issue would be who wants a home will all tile flooring. The only place on an appraisal to adjust for flooring would be the cost approach and if the home is older than 5 years, no one puts any weight on the cost approach. I think real hardwood flooring would sell faster than all tile. Tile is nice in the baths or kitchen. Pergo and Laminate flooring is a cheep way to go and give you no more value than cheep carpet.
- Q: I am in the process of tiling my bathroom, now that I have the 12 X 12 tiles on the floor and nearly done with them, I need to do the walls behind the toilet sink and cabinet. My question is, how far do I have to move the toilet flange (pipe) forward so the new tiles will not interfere. The toilet sits right on the wall. I used 1/2 backerboard, and I am using a 4x4 tile and thinset to mix and hold it together.

- Q: We had glass tile installed in our kitchen and it looks wavy. Our installer said it was an optical illusion which I disagree with. I noticed it as it was being installed and that he did not use spacers. Wouldn‘t that have allowed the tiles to move before they were grouted?
- ok,first element you want to do is end moist washing the floor ! Unfortunatly each and every so often the more advantageous you moist wash it the more advantageous powdery residue you'll receive. you should have washed it initially with a Grout Haze remover . Now, in all truthfully the most acceptable you may do is DRY wash it with a terry fabric towel or similar,and vacuum up the dusty residue. you should do this some times and dont be afraid to furnish it a touch elbow grease both. non-stop moist washing will basically agrivate the area. Oh and PLEASE....i urge of you..dont ever use PLEDGE on your ceramic tile. no longer except you want to break your neck walking on it afterwards. Ceramic tile could in no way be sealed or waxed. you could seal your grout,and seal your marble and or different stone tiles. yet no longer ceramic. wish you discover this files functional and robust success Bellzie :)

- Peter is right, each tile manufacturer will box their tile in different size boxes (per s/f). And w/o know the s/f of the area to be tiled no one can tell you how many tiles you need. Most tile is sold by the box now any ay. So in most cases you ll need to buy whole boxes plus waste for cuts. - Only wrong thing you're doing is to assume that the tile makers wouldn't change the size in all these years. A 2 x 4 isn't 2 x 4 any more either. You won't be able to hide it. If you don't mind looking at it then continue on. If you can't stand how it looks then you should replace the whole floor.

- Porcelain tile is not porous so sealing is not recommended and can make it slippery like a sheet of ice...You can seal the grout in between though.

- I'm not certain what the dimensions of a 'standard terracotta' tile that you mention are but... we have a Spanish style roof, utilizing what is called Spanish Mission Tile, in which the tiles are semicircular in cross section and about 6 inches wide, by about 20 inches long. It is the type of tile that requires one column of tile INVERTED with the concave face upward, and the next column [on both sides] with the concave side down covering the edges of the adjacent up-curved tiles. The Mission tiles are NOT the kind in which one tile provides both the under' and over'' portion in a single tile. Our Mission tiles weigh 5 pounds each and we have 3,500 on our roof which totals out to roughly 17,500 pounds on a house of about 2,000 sqft. We [My father, Mother, myself (12 yoa), and my brother (8 yoa)] installed this roof ourselves back in 1954 and although it wasn't complicated, it was a whole lot of hard work. It took us almost an entire summer to do it. You may be able to get more info from the manufacturer from who we buy replacement tiles. - What type of paint and what type of tile? What is the base to your paint, in other words. Different paint and different tiles have different answers. Often with older ceramic tile and if you don't use oil based paint... you can simple take a fingernail and scrape it off easily with no damage to tile. You can try a small razor blade and be very very careful about it, which is what i've done many times. Paint thinner can help, mineral spirits as well. But can hurt many different types of tile. But without knowing specifics, i can't give a specific answer to the best method of getting the paint off.
