Q: I own a house that I'm sure would be worth at least 100k if not more if it is fixed up, would it be worth it to take the time off to renovate the home over the winter? I know these are very important questions for you. So we have some equally important questions to ask: It sounds like this is not your primary residence, is that true? How old is the house? Where, geographically (what city/state) is it located in/near? What is the rental vacancy rate? (In case you have to rent it out while you wait for the market to improve.) Find a local Realtor or web site and ask what they think the local market will be like in 6-8 months. Go on line and read up on what to do and what not to do when fixing up a house to sell. Go to IKEA for your re-model kitchen/ bath/ bedroom needs as well as Home Depot and Lowe's to get costs of what it will take to fix it up. DONT SPEND too much. Don't loose sleep over it!
Q: I am starting a new job this monday, as an "administrator" at a real estate firm. I have done some research about this industry, and the agency I will be working for (old family friends who just opened) have educated me and told me a lot of information, and I'm sure as the time goes on I will be exposed and learn more. Have your husband tell her (with you present), in no uncertain terms that she is not to call him regarding this transaction. It is distraction him at work. Have him let her know that from that point on YOU will be handling ALL of the information and decisions regarding this real estate endeavor. I'm curious, does your husband feel the same way about her as you do?? Has he told her to call him with questions? If he doesn't feel the same way, you should let him know who you are feeling. Be sure to approach this in a calm and non-accusatory manner. You don't want to have this woman be the catalyst to a fight. GOOD LUCK!!
Q: I did some research on the work of a real estate agent and I feel like I would really like the job. I know it all depends on me but I'd like to hear some opinions from real estate agents, brokers or anyone who has an opinion about the job.
I'm starting next week on my studies. The comission is great. Lets say you sell a multimillion dollar house, you'll easily walk away with atleast half a million in comission. Typically, one sale equals several thousand. I'd say that and if your into looking at different homes, having your own hours, and being out in the streets while on the job; it can be very ideal. The major con, is the recession. The economy seems like it's shot even though they say the recession ended, what, about a year ago? The housing market is in a bad state. It would be tough to make a sale, especially for a new agent. But if you already have a part time job like me, I think you could do it without struggling financially any worse than you already are..

It is very easy to get your real estate license. There is a class you take and some fees associated with it but if you find a real estate you want to work for some of them will pay for your classes or 1/2 of it. There is no degree for it. Now if you wanted to start in real estate and work up to a loan specialist or something like that then schooling and a degree is necessary. But it may bbe different in different states.
Q: When searching foreclosures on Yahoo real estate, what are the in's and out's of the Real Estate Owned listings? Is the sale price really the sale price or is it too good to be true?
REOs - or Real Estate Owned, are properties the bank has taken back after they foreclosed on someone for non-payment of their mortgage, after the house was auctioned off to the highest bidder. A lot of times, the highest bidder is the bank, as they will automatically have someone at the auction that will bid the amount of the bank's lien. Once you see it advertised with a real estate agent, the bank has gotten the market value determined by a broker, any owners or tenants have been evicted, and the house has usually been secured. The price advertised is the price they are looking for. Don't assume that the house is worth that much though. Usually the brokers determine the highest value, and they start with that price. A lot of times the house needs a lot of repairs or upgrades. If you find one you like for a price you think is too good to be true, put an offer in for the full amount, subject to an inspection, termite report, clear title, and financing (if you need financing). If it needs construction work, have your contractor give you a written estimate that you can hold them to, and not a ballpark figure. Also, some of the homes are not mortgageable by a conventional lender (if it's not habitable). For those you will need to either pay cash, or get a short term loan from a hard money lender or other lender that will lend on After Repair Value. Good luck!

OK, question by question, here are some answers. First, while licensing requirements are different in each state, in every US state, you must have a license to sell real estate, except for real estate that you personally own. Depending on where you live and the education requirements for your state, $595 may or may not be reasonable. Ask around, talking to both agents and brokers at real estate agencies in your area. The broker is the person that is responsible to the state for how a particular agency is run, including the actions of the agents working there. Normally, brokers are experienced agents that have gone through additional training. Remember that the basic real estate courses (in any state) only teach you enough to be dangerous. This is why the states all require real estate salespeople to work with a broker, who (theoretically) oversees your work and ongoing training. In getting into real estate, you should also know that almost all of us are independent contractors. What this means is that there is no base salary and no benefits. Remember that most new agents do not survive through their first license period. You should be prepared for at least six months with no income whatsoever, but a lot of expenses in getting set up as an agent. If, at the end of your first year, you've made as much as you've spent, then you've done better than most. Don't misunderstand me here. This business is great fun, and a person can eventually make a very good living at it. But it's also a lot of hard work, and it takes time to build a client base. If you cannot deal with those two facts, then this isn't the right line of work for you.

rental income is passive income no matter how you do it tro is wrong. Not all Rental Real Estate is passive, but it is rare that an individual can claim the at-risk designation to make it active and not passive. I have a property portfolio making 200,000 a year If you have a portfolio that earns you $200K in rent per year, you most certainly do qualify for at-risk and the activity is active, not passive. but i paid 30,000 in taxes interest repairs ect What taxes? Real Estate Taxes? No, these are entirely different and separate from Income Taxes. They aren't even paid to the same governing body. Uncle Sam is the Federal Government while RE Tax is paid to the city/town or county; in other words a municipal government.
