 1.     DESIGN DRAWINGS

 

The design drawing is the first step we should consider. If you have your own design, we will    recheck it and start production based on it.

 

If you don’t have design plan, we can achieve it   for you. CNBM is one group, we can provide you not only production and material, but design and drawings. The designing charges will be confirmed according to your project details.

 

2.     What we need to do the design?

   (1).     Project Information, usage, construction area, height, how many storeys

   (2).      Weather report and geological for the location district

3.     Production process:

(1).     Confirm design plan.

(2).      Building the mould to confirm the design is correct.

(3).     Mass production, packing and transportation.

(4).     Installation

4. Packing choice:

 

(1). We can choose the steel structure to pack the products, its cost is a little higher, but the result is perfect, easy to transfer and load. This packing is designed for accurate production

 

 (2).Bulk packing. This packing is designed for  heavy steel structure, such as beam, pillar, its advantage is cost less and easy to operate.

 

5. Shipment choice

 

(1).     Container transportation. We can load the steel structure in the container directly. This choice is available for small project, the total weight of steel  is less than 3000 tons.

 

(2). Bulk cargo ship. If the total weight of steel structure is more than 3000 tons, we can choose  bulk cargo shipment. This choice is cost less and save time.

 

6.     Installation choice:

 (1).     We send our engineer to guide the  overseas installation . This is available for the small project. We will send 3 to 4 engineer to guide the local workers to achieve the installation. Its advantage is saving installation charges for customer.

(2).     We send our engineers and construction workers together to operate installation. This is better choice for big project. Cost is a little higher, especially for the air tickets, accommodation. However, it will save the time for customers.

This contract expired the end of 2008 but it states that commission is owed if there is a sale 180 days from the ending date.I don't think I want to renew the listing right now as we didn't have much interest and no offers. I assume you mean that you owe him a commission IF someone who looked at it during the listing period buys it within 180 days following the listing termination, correct? If so, that seems like a very long time to me. I never put more than 30 days in a listing agreement. But I don't know how real estate companies operate in your area. You think 5.6% is taking advantage of you? In our area, outside Washington, DC, 6% is the most common listing commission. There are discount brokerages who charge less, but then they do considerably less to help sell your home - which is a recipe for disaster in our current market. There are also homes listed at higher commissions. I'm helping a client close on a home next week that was listed at 8%. Offering a higher commission was a smart move by the sellers because it created a lot of interest in their home, which was in a neighborhood where several other homes were also on the market. There is no one 'right' commission for any area. But generally, the lower the commission is, the less the listing realtor is willing to spend trying to sell it.

As long as you are sure that if you met a complete stranger who had just gotten their license and had not had a single transaction that you would hire them, then by all means hire yourself. I don't mean to sound mean I'm serious!! Why would you represent yourself alone in such a complicated, litigious, costly area as real estate? You surely do know that obtaining your license didn't teach you how to actually do the JOB. Go to the office of your choice tell the Broker your plans and ask them how can I save the most money on selling my own home and do myself the least damage? They will think you are a genious for even having the good sense to ask. Then they will get someone to help you and give you a nice % discount.

Pros: you can make a lot of money (if your good and the market is good) you work when you want, and only as much as you want its pretty easy work cons: if the market goes down, your screwed, unsteady income, so you better plan ahead and have lots of savings its hard to get started you have to be a social person and convince people to do business with you

You've only been at this a month? Didn't you check out some basic info before you started this? On average it takes one year before you see any commission whatsoever. Meanwhile, it's outgo, outgo, outgo. Do you have your website up running? Or at least your LinkedIn Facebook business pages? Are you providing genuinely helpful well-written info for prospective buyers sellers? First client often tends to be a family member or someone you knew long before you started RE.

Attend open houses. Also, pick up the local real estate books that they give out for free. Find a few houses you like and call the listing agent and ask to see the house. That will give you a chance to meet a few local agents and see if there is anyone you mesh well with. We used Remax with our last purchase/and sell. However, I would not base my decision on a specific company name....each realtor is different and unique. Try to stick with a company that has a more well known name (none of those discounted fees places or tiny companies) so you know you are getting the most accurate information possible. If possible, it would be nice if the agent was close to your age, so that they can relate to why you are looking for certain features or locations, and can better foresee other homes that may be perfect for you that maybe you are overlooking as being somewhat unfamiliar with the area.
