Q: I have a job interview to become a real estate agent. It's supposed to be flexible hours and I can work part time. Since I like learning new things and improving my resume, I want to give it a try. I will be working a regular job and I am planning to make real estate part time for now. Hi Entyce68, A real estate license is not required to sell a house. However, it may be a good Idea to have that license if you plan to do more than 5 homes a year - that is the limit of houses you can sell without having a realtor list it. Having that license will allow you to sell the house and retain half of the commision. Unfortunately, the class is forty hours of wasted time - nothing but laws and nomenclature (names) they teach you absolutely nothing about buying or selling RE. Investing is a great way to learn RE and make large amounts of money doing it, always make the deal a win for all parties, be fair and honest, build your credibility and remember what RE is really about. Do not do mba in real estate, because it is pointless. You do not need a college degree to be a real estate agent, and if you have mba no one will treat you any different. All you have to do is take a course and pass the bar.
Q: I am starting a new job this monday, as an "administrator" at a real estate firm. Q: I am in college and looking for a better paying job... I really love real estate and want to take classes in it on the side this summer and maybe try to get my lisence but I was just wondering what jobs I could try to get as an entry level position? I dont have any experience in this area but I do learn fast and work hard and have good availability. Also, whats the best way to try to get a job with an office? Real estate is in a down market right now. It may not be a good time for entry level help (unless you live in a market that is not affected overall). Some of the jobs are: receptionists, listing coordinators (help input the listings in the local mls), marketing coordinator (know powerpoint/publisher/adobe to assist agents in creating marketing flyers) with a talent of graphic design, office assistant to an agent - putting out signs, replacing flyers in the house, doing word processing and database management. Depends on what type of Real Estate you plan on doing. Will you manage apartment complexes, will you manage retail properties, or commercial, will you be selling homes? If you are selling homes, one of you needs to be a broker, a Realtor only holds a real estate sales associates license someone needs to be a Broker who handles and oversees other sales people. To be on the safeside one of you should have your brokers license, being that only one holds a license then as long as they have been licensed for two years then they can get a Brokers license. Requirements to sit for the Brokers exam is that you must have held a sales associates license for no less than 2 years.

While the requirements vary slightly from state to state, but this is the bulk of what you need to do. Graduate High School. You are required to have a diploma or a GED Take a pre-license class from a real estate school accredited by your state. Many brokerages offer the class, and it costs between $200 and $800. The class can usually be completed in two weeks, or spread over a longer period of time. Have a felony free criminal record (though some states real estate commissions will allow you to request a waiver for some acts, such as DUI) Take and pass your state's sales associate test. Q: I'm trying to determine whether or not I should go to school to become a real estate agent. I'm a stay at home mom, my husband is a contractor and we currently dabble in real estate investment. Pareto's Principle, 20 percent of the realtors are responsible for 80 percent of the results rings true in real estate. To be like your dad you have to be quite savoy to make $250,000 in real estate. Few do. 80% barley make a living. You have to be a self starter, good organizer and enjoy being in business for your self to be in the top 20%. Some are just born to work for others. Help your dad out in his business. Find out his path to success. If you like what you see give it a try. When I started out I had 2 listing a sale within 2 weeks and it never stopped. Others had a very hard time making a living , then others just up and quite. One thing I had was a sales plan/routine to get business and I worked it to death revising it when I had to. I also never stopped learning and reading about real estate (I really like the business). After 5 years or so over 1/3 of my sales were due to referrals. Life was good.
Q: I checked ROTH IRA but that does not seem to allow for real estate investments. My goal is to put money in a retirement account and then withdraw to buy land and real estate with it.. any suggestions?
Technically, it can be done in an IRA but it is normally a bad idea. This would be called a Self-directed IRA and they are a lot of work and they are quite expensive. Problem 1) You lose the capital gains treatment inside of a retirement account. Problem 2) You lose the tax advantages of depreciation inside of a retirement account. Problem 3) You must hire a manager to do everything. If you have property inside an IRA, you can't do any work on the property yourself. The only thing that you can pretty much do is drive by and look at the property. To my knowledge, this applies to ALL retirement accounts. So, if you want to hold real estate, do it outside of a retirement account. Most people who try and do it inside a retirement account end up regretting that decision. EDIT: A defined contribution account is a 401k so real estate is out for that as well. The best way to do it is invest in real estate outside of a retirement account.
