Leasing agents are not paid. They strictly work on commission. You need a real estate sales license. Since they are commission only and you have to pay a desk fee most brokers are always willing to hire. it costs them nothing. You are very unlikely to earn 55k for 3-4 years. Expect close to nothing the first year. You have to find clients yourself, no one gives them to you, so unless you know a bunch of landlords that trust you you will not earn right away.

Probate purchases are kinda cool... Its a strategy that nobody remembers about and most dont pursue it even after they learn it. Big pool, big fish... not so many investors which is good if you dont want competition. You name alot of good ones already too.

The market is indeed VERY SLOW! If you are already working in another field, DON'T GIVE UP YOUR DAY JOB! If I were you, I would continue with the classes, but I would take my time getting licensed if you can. Find out how long you may wait before becoming licensed after you finish the course. This is important because once you have your license you will have MANY things to pay for and it is likely you will have little if any money coming in from your career. There is a license fee (per year), there are mandatory continuing education classes which you have to pay for; you pay for membership in the MLS (Multiple Listing Service); and you will probably have to contribute to your employer's Errors and Omissions Insurance for the Agency. That's not including membership in your regional real estate association...and there could be other fees for membership and insurance I've left out, depending on where you will be licensed. Commission rates are steadily going down and your classes should have taught you that those 'big' percentages are chopped to pieces by the broker's cut, advertising, etc. Plus, you are on your own with regard to paying taxes, both Federal and State (if your state has an income tax), social security (you pay the whole enchilada when you file your 1099 -- when you work for a salary or hourly pay and receive a 1040 tax statement, your employer pays 1/2 of some of your obligations). Please consider all of this before you sign on. I could go on and on about real estate as a career, but I think I've given you plenty here...

Rarely do develpers maintain the the properties...that is not how they make their money. Some developers retain the management of a community's HOA until it's 70% sold, and they assist the resident's in finding a HOA management company. The HOA also has the right to change management companies if they are not happy with the service.
Q: I'm considering going into the field of real estate inspection and would like to know an estimate of there starting salary's for a r/e apprentice.
It is hard to answer that, since most beginner real estate inspectors / appraisers are not able to find a paying apprenticeship, or what they find is really not worth the money. In the first year or so, you are doing it more for the experience. I have heard of pay as little as $8/hour. :( I would have to say this is also not the best time to get started, but if you have the time, take the course, learn it well, and start building relationships within the industry. That way when the market picks up, you will be ready to start. The best way to go is to establish relationships with independent realtors, and try to get them to refer clients to you. You will make much more money (once you are established) than you would if you worked for a company. In general, working for a company as a licensed inspector / appraiser, you would make $40K to $70K. When you are a free agent, your earnings can be close to $150K. My friend with 12 years of experience makes that much now, and he loves his job. Good luck!
