The real estate business is a one man show. You are the boss of your own company. Some REALTORS? don't do well and others do. It really depends on your personality, how hard you work, how well you network etc. If you need inspiration, this industry is not meant for you. This is a self motivating industry where it's no one's job to keep you hyped up and perky - you have to do it yourself. The market will always be unpredictable. What goes up must come down and vice versa. No one can accurately predict the market. There are always new REALTORS? that come in when the market is booming but most of them aren't around in such a stagnant market. It really depends if you have the finances to stay in the game long enough to turn over a few deals during the year to stay afloat. You have to calculate in your administration fees, franchise fees, board fees, errors and omissions insurance etc EVERY MONTH. If you can't cover those fees, then you're going to be drowning.
Q:I am about to start looking for a real estate salesperson job, but my credit rating is a little sketchy and I'm worried about whether the agencies in NYC tend to do credit checks on their employees. Otherwise, I have no criminal record and can provide good work/personal references. Responses on your company policies re: employee credit checks from those working in Manhattan would be appreciated, however if you're located elsewhere and can tell me about your hiring, it would be welcomed and greatly appreciated as well. Real Estate Agencies Do Not check your credit. They really have no reason to. The only way you would need your credit checked is if you are planning on investing in real estate. And by the way- it shouldn't be hard to find a broker that will accept you. If a a broker has desk space they will hire just about anyone who has a license. The key is to find a company that will train you correctly. Some of the companies I recommend are Weichert and Keller Williams.

I would look for a firm where I felt comfortable and thought that I could learn the most. Check to see if the firm has a solid training program. Some will assist you in getting your license. You will likely need to associate yourself with a broker in order to even get your license. Most states require you to have your license for a minimum time before becoming a broker. I would wait at least a couple of years before making the jump into my own business. There is much to learn and you will need to have some money to keep you going until the commissions start coming in. It can take several months to sell a piece of real estate and close the deal. Realtors only make money once the sale is closed. It could take 6 months to get your first commission check.

All those answers are excellent. There is one sure way of making a lot of money in real estate but you must be smart and know ALL the figures. This method is NOT for amateurs: Seniors everywhere are downsizing, pssibly selling their homes they bought in the 50's or 50's and giving the money to their children in order to avoid death taxes etc. These people are looking to rent but only a BANGALOO, one floor is a must and about 1500 sq ft or so. Now if you can search and find such a home, even a fixer upper that needs a new high efficicency furnace and some insulation and perhaps new windows and you can buy this in a decent district and within walkiing distance of some stores and at a price about $130,000 (thisis just an example), you can spend $10,000 and rent it easily for $1000 a month. Your bank will want $10,000 down and you can get a 5% open mortage for the balance. After taxes you will be earning $3000 a year on this small investment. And if you put it up for sale within a year or so you will likely make another $10,000. Little packages like this is what millionaire friends of mine tell me they did, over and over, e.g. buy one little house, rent it and sell it .

The answer to this is that it is true, depending on how you look at things. Of course real estate courses are usually promoting the idea of owning property (house/duplexes/apartment buildings, etc) and renting them out for income and holding for appreciation or fix and flips. There are also ways to use real estate other than renting it to make money. For example: what business is McDonald's in? Your answer might be 'selling hamburgers'. But according to Ray Kroc (the founder of McDonald's) his business was real estate. McDonald's owns some of the most expensive pieces of property in the country. According to him he could just have easily used the real estate to build car washes and made money that way. Basically, there are four ways to get rich. Inherit it, marry it, win it or earn it. Under earning it, there are making money in stocks or the stock market, starting a business and real estate. There are exceptions such as athletes and movies stars who earn millions. If you move some of the starting a business to the real estate column (like McDonald's) you can see how someone might say 90 percent of millionaires got that way by owing real estate. I have never seen any studies or government reports that tried to make this type of classification. Who would make the decision? Some of this '90 percent of millionaires got that way by owning real estate' is hype, but then there is a lot of truth to it also, plus it is something that anyone could do. Starting a business requires and idea, a business plan, capital, marketing, selling, etc. Investing in stocks requires money and knowledge and luck about what and when to buy and sell. Real estate is something where you can start small and in the past could get banks and mortgage companies lend you the money to purchase. And then of course there is the appeal that the real estate courses promote that you need no money or credit to get started. Good Question

Maybe a three bedroom home for $90,000, for example, with $4,500 down and $900 per month payments. When a friend started doing the same thing he explained the process to me.
