If a broker's salesperson agent finds a buyer and a sale is completed, how much does the broker split with the sales agent? Approximately? Also, if a broker works for Century 21, what exactly does it cost him? Does he owe money on a monthly basis to them or does he pay them a part of his commission? Can a broker also have his own independent company and not work for Century 21? Wouldn't that be better? What are the pros and cons to that? I am quite confused and a novice to anything regarding real estate.
Hi, thank you for taking the time to answer. It's appreciated a lot. I may have other questions in future so please answer them if you have time.

I was told that hiring a real estate lawyer is not absolutely necessary, since there is a lawyer who functions on behalf of the lender to prepare the proper paperwork. Does anyone have any recent experience with this? It would be almost an additional $1,000.
No its not necessary; your main issues is to ensure you get the property with clear title and title insurance That said, where a lawyer comes into play is not all the closing documents but if you where to run into problems before the closing is with specific language of the sales agreement and how its applied to situations which arise after the inspection of the home , Remember the sales agreement is drafted by the selling agent it favors the seller not the buyer, beware of any timing requirements, do you have a inspection clause to get out of the deal if inspection goes bad, it also will address if and how you can get back your escrow monies if the deal fails etc If your savvy then probably not; buying new construction probably not, buying older home needs work, has lead issues or buried oil tank maybe then might be a good idea
Our house is currently under the co-ownership of my parents, and my brother. The mortgage has completely been paid off. We are now are considering these two options: 1) Changing the ownership to my brother only. 2) Changing the ownership to both my brother and me.Questions:1. What are the consequences of choosing each option? Such as tax consequence.2. What would be the best solution to avoid tax payment?3. If I am added as the owner of this house, will it affect me in future real estate purchases?4. If owned by one person, will the wife (non-owner) get part of the house? Thanks.
Your mum and dad might desire to pay the present tax, it extremely is a great tax, so as that they're going to choose a great chuck of money to try this. you do no longer pay any taxes till you sell, it extremely is finished capital effective factors on each and every dime. no person might pay earnings taxes.
I want to get into the real estate business but I don't know where to start. I don't want to really be in school for it either. Where do I start and what do I do?
You need to gain experience by joining realtor's, take on courses and study.
I hear net-net and triple-net a lot in real estate discussions. What do they mean? Thanks!
It means someone is feeding you a line of bullcrap. Don't listen to any expert in Real Estate. There aren't any. Real estate is common sense. If you don't understand it stay away from it. Someone is pulling your chain. I could show you how to make (not a seller and not interested in your money) how to make INCALCUABLE returns (this doesn't mean big money, it's a silly numbers game all the big shots play). Doesn't mean anything. Real Estate is just like the stock market. If you don't understand that PARTICULIAR area then don't invest. Again, DON'T INVEST because someone is jerking you around. I don't know what discussions you claim (I have never heard of it nor would I believe it). Anyway, you asked. I answered. Plz no best answer. Just another email I will delete without reading.
Good morning!I'd like to get some advice for preparation to be a real estate agent in WA.How to start the preparation? Is there any good reference on the web or bookstore I can get?Do "Real Estate Agent" and "Realtor" mean the same?I'd like to have some guideline to begin with.Thank you so much for your time and information!!
I might say it'll be the primary three months or so that may be fairly difficult. You will have to be equipped to have no less than a ultimate or two in that point. Then from there on in if you happen to paintings difficult you'll make an first-class earnings in it. Remember the aspect time sellers, and the lazy sellers are those ravenous correct now on the grounds that the marketplace is down. The ones who bust their butts, and nonetheless hustle difficult on a daily basis are creating a killing. Its all for your individual paintings ethics, and your force. Remember you'll no longer have a chairman nagging you to visit paintings every day, so its convenient to allow the times slip away. Work difficult, keep centered, and also you will have to do OK. You shouldn't have any concern hitting 6 figures after your first yr.(and no less than 50k in that yr.) I in my view have a few disorders with this, however I paintings an natural of 40hrs every week, and I make 6 figures always. Even in down markets. If you're employed difficult the hours you installed you'll see outcome. Average dwelling in my field is round 250k. Now if you're in an field wherein they're 600k it'll be simpler to make giant cash, and if the natural is 100k it'll be more difficult. Bottom line is if you happen to deal with it like a industry, and no longer a slacker you'll earn cash RE Agent, Remax
What should i do so i can be a good real estate agent??
I think your question is going in a different direction because being a good real estate agent means either you are asking how to market your business, or that you don't know or realize that being a RE agent is your having your own business and because it's your own business you have to run it yourself to survive and when survival is paramount then you know you have to hussle, tell little stories to sell what you need to bring in money, be convincing, sugar coat what you're selling, and make connections. Everyone knows that real estate is sold by word of mouth. And that if you sell to a person and they like you and you did them a good job then they will tell their friends, their parents, their relatives and those people will someday need or want homes too. You have to be aware that when you help someone buy today then tomorrow their parents or kids might want a place right down the street from them so you'd need to keep your eye open for what's selling in the future and notify them. Those that are good real estate agents get their name known around in their farm area, go door to door and introduce yourself.
