I would look for a firm where I felt comfortable and thought that I could learn the most. Check to see if the firm has a solid training program. Some will assist you in getting your license. You will likely need to associate yourself with a broker in order to even get your license. Most states require you to have your license for a minimum time before becoming a broker. I would wait at least a couple of years before making the jump into my own business. There is much to learn and you will need to have some money to keep you going until the commissions start coming in. It can take several months to sell a piece of real estate and close the deal. Realtors only make money once the sale is closed. It could take 6 months to get your first commission check.

Here in Connecticut, you must be Licensed and to get your agent's Lic. you have to be sponsored by a broker, before you can take the test to get your permanent Lic. Your State may be different? Lets face it, to take the test you have got to know what real estate is all about, and working at it is the best way to learn. I think you will have to also hit the books, but even that would be easier, with some practical experience under your belt. Real estate is all about SELLING! If you think you can sell, if you like people, and you can stand being under paid for a while, because any income you make will be based on commissions for anything you actually sell. hi yannets, one thing about real estate, whether there's a good trainer, you going to spend a lot of money first to get into it. be careful, i was once victimized by real estate brokers (4 of them). i even paid a lot of money for training that they promised - real estate is an experience learned, nobody can shoot it in your head just like in regular school. they will not take your hand unless it is your mother, and lead you to your success. why? because you a competition of your broker, and other realtors. you have to be a member of the association and that itself is a lot of money (approximately 1200.00 up front). ask about referral commission this is when you refer a lead to your broker (if keller williams will be your broker), if they will give you a 10% out of that deal. every broker has different way of doing brokerage. make sure that you will learn all the forms that you need to be able to function in your office and forms to function to sell and buy real estate. foreclosure homes has different way of buying and selling houses - a little bit complicated than regular, and almost all houses now that's in the market are foreclosure - this is a good thing to learn too. and try to learn how lenders work with realtors too. goodluck.

A real estate agent is one that has a state license to sell real estate in the state in which he/she is licensed. A Realtor is a real estate agent that has joined the local real estate board. Joining the board you would have the license this is a prerequisite to becoming a Realtor. You do not have to take college courses to become a real estate agent. There are one day courses, weekend courses and other real estate schools that will give you the necessary requirements to obtain your license in the state in which you want to become a real estate agent. In order to maintain your real estate license you would need continuing education in various fields in real estate. Your issuing agency would tell you the requirements and when your continuing education would be due. There are some schools that would advertise certain subjects that would be considered continuing education in order to maintain your license. Still your continuing education does not require college courses. This does not preclude you from taking college course to maintain you license, college course are not required. You could theoretically be an architect and a realtor but your architect schedule needs to be pretty flexible to allow you to service your real estate customers. People want to buy houses on every day of the week so you may need to leave the architect office for a short while to put a bid in on a house, or take the afternoon off to go to a closing with your customer. Your architect boss needs to be pretty understanding of your side-job, especially since closings run behind schedule a lot of the time. If you work for yourself it's a lot easier. It would probably be pretty hard to sell real estate while you're still in school, though, because you have to be available whenever your customers call if you want to make money selling real estate, but your teachers might flunk you if you miss too much class.
Q:Im going to invest in Real Estate on the side (mainly rental properties ).. Right now im getting my real estate license but im also finishing up a paralegal program. Which of these two jobs would be more beneficial to me as a real estate investor, becoming an agent and work with a broker then maybe become a broker, or work as a real estate paralegal?? I think agent it better, though I'm not sure exactly what paralegal does (do they have access to the mls). If you are doing this on the side figure you've got to buy/ sell at least one property per year to cover the costs of having a license (assuming your commissions cover the costs, not talking about a flip here). However, access to the mls is crucial for me and whatever you do, make sure you have this.

For instance the time from the very start of a project (planning it and finding the property) to the end (selling the buildings) can zoom from 5 to 10 years very easily. We don't know what the economy will be like in one year- much less ten years. We also don't know much about the building and zoning requirements will be in the future years. You will need to be constantly going back to your investors and telling them why you need more money- and why it will be a while before you can return anything to them. The Excavation of the site for the Empire State Building began on January 22, 1930 (I don't know when they got the permits or started raising money). They had no idea how long the great depression would last. It is said that it did not make a profit for the investors until 1950. So how good are you at talking people into investing huge sums of money?
