Q: I have a few thousand saved up, I am in the military and was wondering if I could do this part time. Whether it be by purchasing a foreclosed home an renting it out, or working for a broker when I end my contract. I have an opportunity to go to college online and I am also wondering what would be a good degree to aid me in the long run in this field. What would you guys recommend? I have no family in the field and do not know anyone who has experience in the field either. Do folks normally have the money required (if they opt on flipping homes) or are loans taken out for the rookie? I live in NC but if I were to get out the military I'd be moving back to New Jersey.... expensive state along with its real estate. If I were to decide in flipping over working for a broker, how much should I have saved up? Thanks in advance.
College cannot help you in real estate marketing, renting or inspection of homes. But if you're into it, you can do well. And it's better than the stock market. It's one of those things you have to learn as you go as every deal and house will have pros and cons. Some investors will lend money if you do the work or are the general contractor. Some local banks will loan you money as they invest in the local community more than a lending company that might be based in another state. Talk to your bank president. If you're in a strong real estate market, you'll be competing against cash buyers so you either have to pay more for the house than their offer to have an edge or borrow money from lenders or on credit cards. Amazing how many new people are getting into flipping. This trend will show the downside soon - like those who bought on the high side of the market and can't sell for what they have in it - basically another bubble. It is happened in my area and it's a strong housing market
Q: I am starting a new job this monday, as an "administrator" at a real estate firm. I have done some research about this industry, and the agency I will be working for (old family friends who just opened) have educated me and told me a lot of information, and I'm sure as the time goes on I will be exposed and learn more. Have your husband tell her (with you present), in no uncertain terms that she is not to call him regarding this transaction. It is distraction him at work. Have him let her know that from that point on YOU will be handling ALL of the information and decisions regarding this real estate endeavor. I'm curious, does your husband feel the same way about her as you do?? Has he told her to call him with questions? If he doesn't feel the same way, you should let him know who you are feeling. Be sure to approach this in a calm and non-accusatory manner. You don't want to have this woman be the catalyst to a fight. GOOD LUCK!!

I started by attending local REIA (Real Estate Investors Assoc.) meetings. They are free in my area and was able to network and learn from people who have been in the business for years! Q: I know brokers get paid on commissions, but how do the actual real estate companies make money?Have always been curious...
If by company you mean the office for which a broker or sales agent works read the following: When a house sells, the agent who listed the house and represents the seller gets a portion of the commission and the agent who brought the buyer to the transaction gets the other portion. Sometimes the agent who lists the house also sells it [has a buyer] but increasingly buyers are told to get a buyer's agent to avoid conflict of interest. Laws and practices vary by state. The commission is agreed upon at the time the listing is taken. Generally the seller pays it from the proceeds of the sale. It can be renegotiated later if the selling price is lower than asked or if the price is bid up. For example a listing will indicate commission is 6% of the selling price split 50/50 or 40/60 between the listing broker/agent and the buyer's broker/agent. The split depends on market conditions - is it a buyer's market or a seller's market. If it is a seller's market that means houses to sell are in short supply making a listing a valuable thing and the listing broker or agent may, but not always, get a larger split of the commission. The portion of the commission that goes to the respective sides is split again. Take the case of a Century 21 office. A portion goes to cover the franchise fee i.e.; goes to C-21 corporate, a portion goes to the broker who manges/owns the office [company in your question] the selling agent is associated with, some may go to cover special advertising or printed materials and the rest goes to the broker or sales agent who found the buyer or took the listing. That is an over view of the process.
Q: I've been wanting to do Real Estate for awhile. I graduated Highschool last summer and since than, I've been trying to figure out what I want to do as a career. You will need a luxury car to drive people around to look at properties. You have to wear expensive clothes to look successful. Since real estate agents are paid by commission, you will probably have to pay for office space, telephone, newspaper advertising, and all other expenses for your share of the office. So, it's going to cost you a lot to get started. Also, as about 98% of all successful real estate agents are very attractive women, if you are not one of those, you might as well forget about it and choose something else.

Very few real estate companies take on timeshares to resell. Why? They are difficult to sell and selling them makes the real estate company a VERY small commission, which is why so many charge an upfront fee. This has led to a proliferation of scam timeshare resales companies. If you want to get rid of a timeshare fast, use a timeshare transfer company instead. These companies also known as timeshare relief companies will transfer your timeshare out of your name for a fee. I know it sounds fishy, but it's often the only way that timeshare owners can get rid of their timeshares. Go with a company that's been in business for over 5 years and makes a conscious effort to show you who are they from the rep handling your case all the way up to the CEO. If they are hiding who they are, just walk away.

Real Estate is like everything else. You get out what you put into it. Never give up! Apartment locators will get you a little money really fast. If you need the income to survive than absolute start there to survive on. But you are not getting your license to survive! The best way to make money with a real estate license is to get listings! Listings! Listings! Did I say Listings! I tell every new agent that comes to my office if they want to make money in real estate to get listings. Make your approach unique. Pick an area you are already familiar with in a price range that most people are buying in. Get out of the office and hit the streets. That is where the money is found. Work the expired listings in the area. Work the FSBO's in the area. Check with your broker and see if they will let you offer a lower commission on the listing side to get you in the neighborhood. Don't short change the buyers agent's commission. Ex: a 6% would be a 3/3 split a 5% would be a 2/3 split, a 4% would be a 1/3 split. You won't make much if another agent sells your listing but that don't matter. The more signs you have in a neighborhood the more calls you get from buyers. MAKE SURE YOU HAVE NAME RIDERS ON YOUR SIGNS! You are not just trying to sell your listings you are selling everyone's listings. As you get more experienced and more clients start calling you and you have less available time then your value goes up. If you decide to come to the New Orleans area look me up.
