How does one go about becoming a real estate developer? I am currently working towards getting my real estate license to gain more experience in real estate in general, and also to have cash flow. I'm also a student in college pursuing a degree as well but my goal would be to establish my own development firm in the next few years and work on that full time, but have my degree as a back-up just in case. How else can I go about pursuing this career?
Here are the steps on how to become a real estate developer. 1) Acquire the education needed to become a real estate developer. Although many real estate developers today gained entry into the field without qualifications, most developers have acquired at least a bachelor's degree in finance, economics or real estate. You may have already acquired this education prior to starting your own small business. 2) Gain the necessary experience for becoming a real estate developer. Real estate development requires a certain level of knowledge in finance, economics, valuation and business. Furthermore, real estate developers need to acquire a level of savvy in business. Such experience may be gained through a training program at a real estate development firm or an investment bank. Alternatively, you may hire someone with the necessary relevant experience. 3) Build the necessary funds needed for a career as an independent real estate developer. These funds may be acquired through savings throughout your career or from your current small business. The specific amount of funds required obviously depends on what sort of real estate you wish to invest in but can range from hundreds of thousands to tens of millions of dollars. Most independent real estate developers thus start off small by developing family homes. You may supplement your own funds with some construction fund financing, which may be obtained from a bank. 4) Obtain the necessary financing for a real estate development if you don't wish to finance the project yourself. Such financing may be combined with your own funds. Alternatively, you may fund the real estate project with the money of third-party investors. If so, you will only be taking in a small cut of the project's profits instead of the entire share. If you are considering this route, a good business network of investor contacts is essential.
what questions I should ask a real estate agent when we meet to discuss my housing options
You should ask them to tell you if they are able to answer questions for you. For example, some real estate agents can only go to houses with you and smile and nod politely. Other real estate agents can give you their opinion on what they think about the house versus the asking price, how much repairs might cost, what do they think of the neighborhood, would they buy this house, etc. I know I personally enjoyed having a real estate agent I could talk to about the house like they were a 3rd person helping me find a home instead of someone just tagging along for the ride. You do want to ask them how long they have been working, what their background is, and possibly even for some references. You want to make sure you feel comfortable with this person and not like they are a yes man who will not be of any help. You want the best team possible for the purchase of this home.
Hi, My listing on Yahoo Real Estate shows up on the search, but when you click on the picture of the listing the link does not lead to the details page. It leads to this message "Sorry, the page you requested was not found." So, no one can see my listing detail or contact info. I have tried to straighten out this with Yahoo for 36 hours now with no results. Any idea how to solve this problem? Thanks.Francis
Do you have an application to rent from this company? Have you spoken with them on the telephone? There are many questions needed answering prior to you sending this person or company an money whatsoever. It might be more beneficial if you had more knowledge about this group, company or individual. I would not send a money order, it is not the safest way to send money and most of the time it is untraceable by the sender. I hope this has been of some benefit to you, good luck. FIGHT ON
real estate investing
Depends. It potentially could be a good investment. They say the market is a buyers market right now, so it would be wise to invest in some form of real estate now and hold on to it until the market changes.
Ok so right now I'm 16 and i have an interest in real estate and also in a side job. I'm going to be attending college in a couple years to get some minor degrees such as building, business, mechanical, and drafting. And i was wondering if being a real estate agent would be appropriate for me right now. I know now's not the best time to sell. But if i sell one (1) small property, that would pay as much as i get in a year at my little call in part time job. I also am friends with many of the Realtors around the local area, so i know that would help. So my question is, would this be a suitable job for someone like me? Is there an age requirement? Does it take more the two semesters to get your license? And is this a full-time, hands-on, type job?Thanks!
I must congratulate you on your strong initiative and desire to work, make money and add value to the economy!! There were already some good answers here for you, especially 'loanmaster's' comment. It's probably the case that you would need to be 'of age' to get a real estate license anyway. It sounds like earning money is the part of the equation that would best help you at this point and it sounds like knowing how to do that would be the thing that really makes a difference for you. There are ways to make in anything (real estate included) by intimately knowing the details of the market and business practices. It's never too early to begin learning those things. One thing that would be good for you to do is to figure out some type of product that you could sell to others so that you're, in effect, working for yourself while you're going to school and building continuing your education. Also, read, read, read! There are tons of books on real estate, investing and sales. One great book that I read when I was your age that has contributed to my success is THINK and GROW RICH by Napoleon Hill. Keep looking, searching and researching! Best Wishes, EricJ

Just google the Department of Real Estate for any State you want. Good luck. Broker = The person licensed and 100% responsible for all real estate activity that takes place in their office. Agent = A salesperson for a specific Broker. The AGENT is only an agent of the BROKER. The AGENT has no legal standing or authority on their own. Only BROKERS have legal standing an authority.
