My dads a real estate agent and does well hes been doing it for quite a few years. I am also in the real estate business, I remodel homes. You just have to get used to being paid in big chunks, and making it last. I think the biggest thing i have learned from his career is that he always looks out for his clients, and makes sure that they don't get into a home they can't afford. Also, different areas have different markets, which go up and down. It really all depends on the job market in your area, what the housing market will be like. He also supplements his real estate income by buying homes and fixing them up for sale (like what i do for work). Its a great way to make some extra money and can far out way the amount of commission you earn in a year. I would say that in your first year you will probably be spending most of your time learning about what the market is like in your area, and what is a fair price for a property and what is not. Networking is probably the most important part of starting your career. A lot of my fathers clients have been with him for years. Once you network and get clients who trust you, and get your name out, learn the market, and always do the best for your client it can be a great job.

You should pass through a foundation test, which includes being fingerprinted. You should pass through tests and tests to oblige the 168 hours of instruction you take. Hi Cam, How do I say this and sound beliveable? I'm NOT a spammer, NOT affiliated with Carleton Sheets, NOR make a penny by saying this but I actually began my career by watching late night infomercials by him and Russ Whitney and bought these programs and the returns over the years are incalculable. I'm sure you can find these free somewhere now on the net, library etc. but suggest you buy since I think in those programs (I have the bank account to show it). Just seems fair for their time. Anywho, the biggest thing to remember is DON'T use banks if possible. I found partners, angels (private investors), creative financing, even trading a truck for a down payment on a rental, etc... and never borrowed a dime from a bank. It's common sense. Building/buying a personal home is TOTALLY different than investment real estate. I'll make it simple. EDUCATE yourself (I started before the net and now there are TONS of resourses available). I believe in basics. Beg, borrow, steal, buy, whatever Carleton Sheets course and just read it first. You WILL know where to go from there because it will open your mind. May sound corny but it sure worked for me. Good Luck
Q:Real Estate Agent Question!?
I'm in the DC metro area. You don't need a college degree to become a realtor. It helps, but if you are smart then it's not a problem. Most people think that being a realtor means showing houses. It really involves finance, marketing, sales management, time management, personal management, some knowledge of construction and law. I would look at the weichert or Long and Foster websites. They offer training classes for the real estate exam. I don't know the cost, but it's not much. It can take 2 weeks to 4 months to do the classes. NOTE: Do the classes in person, NOT ONLINE. There is a lot to learn and the only BEST way is in person with a live teacher. These classes help you pass the test. After you have passed the test, Long and Foster has a 2 week training period to help show how to do paperwork, and the other basic information. If he is 100% committed to doing this, he should earn around $35,000-$50,000 a year the first year or so. As he becomes more experienced and has more contact, then the income should be over 6 figures. It may take 3-6 months before the first check is received. It is a hard time now for realtors. HOWEVER, its also the best time. If he can become successful in this market, when the market turns (and it WILL), he will be VERY successful. Things are selling, if you work hard. Hi Trish, It's really good to know that you are thinking about a career even before getting out of high school. This shows your maturity. I have made Real Estate my career choice for 17 years (and still love it) I would interview with a lot of different brokers first of all- most times will offer schooling free or part of their in house training. The catch is they will want you to work for and with them (you will be able to see how the real estate industry works first hand). In real estate you learn something new everyday, so being around top producers will be a benefit in your learning. Every area has a real estate association, just google real estate association for your city. Once you find out where it is at either go there or call them. They can provide you with a list of both online schools or physical real estate schools that are close to you. Like any job or career, the outcome of success is what you put into it. The potential to make very good money in real estate is there (without a doubt) but it does consist of hard work and consistency. Results may not be seen for 3-6 months so make sure you have reserves when you first get started. Tips: I would always think outside the box and don't always think the normal traditional way works best. Start a new trend, be different but always be true to who you are and the potential clients you may be working with. As a whole the public already has a negative image of real estate agents, so we need to work extra hard to let them know we are different and we do Truly care. Like I said I have been doing real estate for almost 17 years (I have both my Georgia and California license) I still have the passion like it was yesterday. Q:Costa Rican Real Estate?
Where is the property located, that will make a difference. $65,000 for 1.25 acres is a decent deal. Is there electricity and water to the site? Be careful working with some of these companies, paragon properties has had a scam in Costa Rica for a while and now they are working under different names. Make sure your land is able to be titled, talk to other people that have purchased property in the development that you are looking at. Find out if you have to use their builders or you can bring in your own, you are looking at a difference of $40.00 s/f to $90.00 s/f . Good Luck!!

Q:Mortgage/Real estate Brokers?
while it may not make sense, a Mortgage broker and a Real estate broker work on two sides of a real estate purchase, their licensure is totally different and regulated by different parties most of the time. A RE broker helps a person find a property to buy or sell [if he is smart, never both in the same transaction --called dual agency]. a mortgage broker ONLY finds money. IT is possible in most states to get licensed to conduct both transactions ........and easiest to do both if doing commercial. But a mortgage broker by himself cannot hire any RE agents or brokers......he can only hire loan officers. he can open his own office and hire mortgage people,. money handlers! He has to pass a state test. and the laws are rather different when doing commercial and residential. NO degree for either position but passing a specialized state decreed curriculum is essential and passing the state test for MB's.
