The design drawing is the first step we should consider. If you have your own design, we will    recheck it and start production based on it.

4. Packing choice:

 

(1). We can choose the steel structure to pack the products, its cost is a little higher, but the result is perfect, easy to transfer and load. This packing is designed for accurate production

 

 (2).Bulk packing. This packing is designed for  heavy steel structure, such as beam, pillar, its advantage is cost less and easy to operate.

 

5. Shipment choice

 

(1).     Container transportation. We can load the steel structure in the container directly. This choice is available for small project, the total weight of steel  is less than 3000 tons.

 

(2). Bulk cargo ship. If the total weight of steel structure is more than 3000 tons, we can choose  bulk cargo shipment. This choice is cost less and save time.

 

6.     Installation choice:

 (1).     We send our engineer to guide the  overseas installation . This is available for the small project. We will send 3 to 4 engineer to guide the local workers to achieve the installation. Its advantage is saving installation charges for customer.

(2).     We send our engineers and construction workers together to operate installation. This is better choice for big project. Cost is a little higher, especially for the air tickets, accommodation. However, it will save the time for customers.

I'm not sure of my math here but I think I would clear at least $200.00 a month. With owning that property I can borrow against it to buy another property and so on. You've left off so many expenses. What's the condo fee? Also taxes and insurance. Also how much are you putting down, did you figure that in and where do you get that money from. Also, figure that vacancy, maintenance and repair will be 20% of rent minimum, maybe as much as 30%. Are you going to manage it yourself and if not thats another 10% of rent (around here its 6-8% mgmt fee plus one months rent every time a new tenant is needed). You also left off the taxes you'd save from depreciation which would add a bit to income. Have you also considered all the time and effort and headaches of dealing with tenants and all the problems that come up. I'm not completely downing the idea (I am a real estate investor) but if you just buy any old condo off the market, pay the going rate, and then rent it at the going rate then you aren't going to do that well - I mean any idiot can do that, you need to get a great deal to really make the money. I'll bet if you ran the numbers on this deal and were able to accurately figure everything out you'd see a breakeven cash flow to a modest return but over time the place will go up in value and that could be huge, eventually.

ok i'll have a shot at this. I'm a relator and will try to walk you through it and hopefully you can come to a good decision. First off yes you can be a real estate investor and agent at the same time, only you must disclose the fact to the Seller and their agent in WRITING before you buy . Secondly you said you wanted to be an agent to save on fees, well this won't be the case to be an agent you have to be assosciated with a broker, the broker owns the listing not you. Sometimes after you have sold a few properties you can sell one of your own without owing the broker a commision, but you'd have to working full time. To retain your licence you must work at least 235 hours per week, 40 weeks out of the yesr. Only way to avoid paying broker a fee is to become a broker to do this you need to have a college degree and 2 year real estate experience, plus proof of financial stability. Also make sure the school you intend to go to is approved by the real estate division in your state, and make sure you know where the testing centre is. Basic start up fees vary depending on the brokerage you decide to work for, varying from a couple hundred buck yo a couple of thousand, then you have relator membership fees, plus business licences and other levies placed by you state, city and muncipility, however if all this doesn't put you off it can be a very rewarding career. rental income is passive income no matter how you do it if you actively participate it means you spend time either in the administration or the maintenance of the property, if you are not an active participant, you have someone else do everything that is needed ie. if you were 500 miles away you likely would not be making regular trips to maintain the property and rental property is not taxed differently that your other income, if you are in the 15% bracket and this net rental income does not put you in the next bracket you are still in the 15% bracket and no the $30000 interest, taxes and repairs do not directly relate to your tax bill the rental is filed on Sch E, and there are limitations to passive income, ie. $25000 so it your taxes, interest and repairs exceeded your income the limitation would apply

When you trade up in real estate, you're not actually trading anything. You're selling a property and using the proceeds of the sale to buy a better, more expensive property. Real estate only truly generates income by being rented or leased out. You buy or own the property, and you charge someone rent to live there. If this income is greater than what it costs to own it (mortgage, taxes, insurance, etc.), this is called a positive cash flow and you're making money. You can kind of consider a property value going up over time as being income generated. But, this income is only on paper, and is not realized until you sell and take your profit.
