either call your state's Department of Business Professionals or ask a broker (who runs a real estate office). Some states have online classes and some don't. Some have classes in their real estate office, and some students get their pre and post courses at the local community college. Taking the online classes for real estate means you don't get the connection you'd need to other students (who you'd be working with later). Sure later on you'd have your own business but you'd still have to work under a broker and still you'd need to contact and negotiate with other agents. Get to know them in class.

You don't need a real estate license in order to apply for a job with a commercial real estate company, plenty of people work for commercial real estate companies in positions that don't require one. If you want to go into leasing then you'd need one. What position are you looking for, corporate accounting and finance etc? I guess just submit your resume and ask for a business card for the person who you could speak to then make a follow up call a couple days later.

You are forgetting the ever popular speculator - a person that will buy a property at retail value, and then pray for appreciation. They are one part of the equation that lead to exploding home values during the big boom cycle. You are also forgetting rehabbers (what I do) - they buy at a discount (a lot of times from homeowners in distress) and rehab the property. Their exit strategies are normally sell at less than retail for a quick sale, or hold and rent for positive income. They are part of the solution for todays market because they repair homes that are dragging down the neighborhood, and they usually price for a quick sale which helps to correct inflated prices. They are a mixture of foreclosure, note buyer, and pre-forclosure investor.

Q: I am considering getting into real estate investing in select markets, but have neither the credit nor the money to get started. I would like any suggestions on how to overcome this issue from any experienced investors out there.
If you like real estate as an asset class but don't have the money to buy properties yet, consider buying some kind of REIT (real estate investment trust) shares, which trade like stock shares. You won't have to have a lot of cash to start, though you will of course need some! As the first answer says (that answer gets my vote for best answer!), you don't want to borrow heavily to invest in real estate unless you're going to live in the property. Real estate prices move in both directions, and without putting money down, you can end up owing more on a loan than the value of the property you bought with that loan.

Yes I work as a full time real estate agent in south east Michigan, My wife and I work together. So I can say that you can make a living but it is not a normal job it is more like a lifestyle. We are always available for questions and often when something is planed RE gets in the way. If you enjoy helping people than you may like learning this trade. We are self employed allowing us to work as much or as little as we want. The Internet has changed the old ways of doing business, I do not think it will ever do away with this occupation. We can offer help from a vast pool of experience, we know how to buy or sell homes and most people do not have the time to learn. We can fix our own cars too but most of us use a mechanic. If you have the willingness to learn and work hard, currently the make a living point in Michigan is selling over 40 houses a year. I would suggest interviewing Brokers to see what the requirements and expected expenses are before choosing than find a mentor to learn from. Good luck.
