The reality is now that people can use the internet to do their own research, people are getting more creative and cutting out the big brokerages who want 6 or 7% commission.s
What could your real estate agent have done better?
I have dealt with real estate agents as both the buyer and the seller many times and have met many, many realtors. The biggest shortcoming that I feel most real estate agents have, is believe it or not, sales and marketing. Selling agents tend to put your property on the MLS and wait for someone to call with and offer. They really have no marketing or sales training. They will argue that 98% of all properties sold are listed on the MLS. Of course! They don't try any other methods. They will tell you it is listed on the internet on X number of sites. Most get their information from the MLS and the ones that don't, like their personal website, get no traffic, because of a lack of marketing. When someone does show and interest they very, very rarely have the sales skills for overcoming the potential buyers objections. The potential buyer does not like the color of the bedroom walls. Suggest they buy a gallon of paint. Suggest the seller may have the room painted to your desired color. Buying agents tend to do a mass search on the MLS for properties that fall within the price range and area you have given them regardless of other criteria you may have given them regarding number of bedrooms, bath, floorplan, size and amenities. They drive you around showing you house after house waiting for you to walk in to one and fall in love with it. It never occurs to them to ask, What would it take for this house to be the one you buy? Don't like the color of the bedroom walls. I'll buy you a gallon of the paint of your choice. Maybe, we can get the seller to paint it. In all my years I have had one buyers realtor showed us only houses that met our exact criteria. This was refreshing.s

Walk in to a real estate office near where you live and ask these questions. Someone will be happy to sit down with you for a while to fill you in. The average yearly income in the area I'm in (San Antonio, TX) for licensed Realtors is about $3,000. I get that by taking all the income made by all the Realtors and dividing by how many there are. Some made less, some made more. There are about 8,500 Realtors in this county. About 350 are making a living at it. Turn-over each year is about 2,500. (that many do not renew their licenses, and that many new agents get licensed) This is a straight commission, self-employment. You are your own boss - and some people need a boss looking over their shoulders to actually DO something.s
buy real estate in Hawaii?
If you're buying property as an investment you have to ask yourself - What is the purpose of this investment and does the payoff justify the risk? In order to determine where the best deal can be found you have to decide what purpose the property is to serve. I would suggest that the property fulfill multiple purposes instead of just a pure investment. As a pure investment you are totally at the whim of the real estate market. Ask yourself, 1) Do you want to use the property as a vacation home? 2) Are your goals long term? 3) Can you cover any monthly shortfall if the rent does not cover all the expenses? 4) Can you manage the property from a distance? If not, what are the expenses associated with a local management company? We purchased property in Hawaii 2 years ago with the intention of renting it out and eventually to become our retirement home. We lucked out in that the property included a transient vacation rental permit. No new permits have been issued since the late 1980's so we're grandfathered in. This allows us to use it as an investment, vacation home and eventually a retirement home. There's no better investment than buying property and having someone else pay for it. Typically long term rent in Hawaii, although very high by mainland standards does not cover the mortgage and other expenses. So there will be a monthly shortfall to cover. This may or may not be offset by an increase in market value, but you only realize that when you sell. In the meantime you have to cover that monthly shortfall. A transient vacation rental requires a lot more work but comes closer to paying for itself. Where to invest depends in large part on what you intend to get out of the property.s

Global Real Estate is really not that aggressive...if you are going for a brass ring ( big gains, quickly)...you would be much better off to look at ETFs that focus on hot sectors...or even some individual stocks in those sectors. Right now agricultural chemicals, oil services, and financials ( risky) are making moves. MOO...DBA..XME..USO..OIH..XLF You can buy them in smaller amounts than most funds..you can sell off at any time... they may be more what you really want.s
Advice from a seasoned real estate agent?
I'm not a big fan of what you're doing to drum up business. I assume you talked to your broker and he advised you to do all those things. (If you haven't talked to him, you should.) The problem is that you're not offering anything that people want. You perhaps can snag a few potential buyers at open houses, but you have to handle it right and you have to follow up with people. As for networking at PTA meetings--that's not productive. Do they want to buy or sell a house? Same with Girl Scouts. I've actually had some success with strangers--lines at stores, etc. But not by just smiling and saying: Hi. I'm Suzie, a real estate agent. Do you want to buy a house? Though it can be frustrating, you can try going after expired listings and FSBOs. At least you know that they're both motivated to sell. Network with other professions that might be aware of people getting their homes ready to sell: Plumbers, electricians, etc. Also, mail carriers are supposed to be an excellent resource, though I've never tried that. You also might consider formal networking groups like BNI. The problem there is that virtually all BNI groups already have a real estate agent as a member, and BNI only allows one person from any one profession. But you never know; there might be an opening. And there are lots of other business networking groups, from your local Chamber of Commerce on down. Also, be persistent in farming a neighborhood. You've only been licensed for a month. So maybe you've done one mailing? If you're even farming a neighborhood. Repetition is key. One mailing a month for 6-8 months to the same folks should produce some leads. And, again, speak to your broker. Hope that helps.s
