I have two questions pertaining to real estate. I put an offer on a house yesterday and expect and answer today. I already know we can get the loan for the full amount (not just what we offered), because we went to the bank and got everything checked out even telling them what the house was, so that’s not an issue.The questions I have are, if the seller doesn’t get in contact with the real estate agent by the time on the contract we made up what happens then? (It’s getting closer and we have heard nothing, the real estate agent did tell me she got a hold of them last night and they are discussing it.)The other questions, which is the most important to me, if they counter-offer my offer and I decide that offer is reasonable and agree is it official that the house will be ours after I agree or does it have to be talked over with them again and they can change their mind?I thought I would ask here first instead of bugging my agent yet again, I am a first time home buyer and very excited and nervous, thanks guys!: You made an offer. SEller can accept offer by signing, in which case you have a binding contract between you. Seller can counteroffer, which is a rejection of your offer, and a new offer to you. You are NOT bound unless you accept their counteroffer and sign it. SEller can do nothing, in which case your offer expires at the stated time. House is NOT yours until you CLOSE the sale. EVERYTHING should be in writing--oral modifications are not binding. Be sure your contract provides for a professional home inspection, and that YOU accompany inspector and learn everything you can about house you are contemplating buying.s

Hi, I'm trying to buy a restaurant right now. I already signed the purchase agreement. So far I don't have my own agent. The agent hired by the seller tells me what to do next. That is because this agent told me that since the purchase price of the restaurant is kind of low, I shouldn't hire my agent. Well she said so, so I didn't hire anyone, and I thought she is going to help me for every little thing as my agent as well because she is getting double commission. But she is not doing as well as i expected. When I ask help for something she simply tells me to figure out by myself. Also, i talked with restaurant owners about my situation, they all say I should have my agent. So I want to hire my own real estate agent But I don't know if I can do so now. I already signed the purchase agreement, and escrow is about to open. Is it too late to hire my own agent?? Someone help me!!!: If you signed an agreement that said she represents you or that you agree to not have representation throughout this process than you probably can't hire anyone. Take a copy of your agreement to a reputable real estate office like Long and Foster and read over it with some one. They will explain the representation options, or lack of options to you. For future reference... the sellers agent is hired to do everything for the benefit of the seller. In fact helping you would put her in breach of her fiduciary responsibilities to her client. You got a bad deal in that area. Take your agreement and have it looked at as soon as possible.... Next time hire your own agent (a buyers agent) who's job it will be to protect you from exactly this kind of situation. Recently I took my real estate exam in NJ and I failed (67 questions out of 77 needed to pass). I'm a 20 year old college student and I have studied diligently for the exam. Did you take the course online or in person/classroom. I'm betting you took the course online. The only purpose of the course is to help you pass the test. Online they teach you all the materials, which you have found out is NOT on the test. In classroom, teach for the test. I would use the PSI exam questions online and in the back of the book. Also check to see if any large real estate firms that offer the class room train (LONG AND FOSTER?) have a 1 day review session. Most do. The way that I studied was to answer each chapter's quiz in the back of the book. And then study only the material that I missed. I did this over and over until I could answer all the questions without failing any. I would also check with the local board of realtors in Burlington county and ask if they know of any real estate schools. Maybe coldwell bank, century 21 or other large companies have schools for the review class.s
