- Q:I'm considering going into real estate and want a good way for someone with my current situation to get a good start. I thought about going to an actual company like Coldwell, or maybe a smaller chain one, and asking if I can do part time internship, or something along that nature to get started. My current situation is working full time at a chicken factory that runs about 50 hours a week and going to school full time. I have a family and I have little to no time to do anything, and that is including my homework. I'm not going to school for real estate (obviously) but have thought about changing my major to accommodate for this; Maybe a business major. Any feed back would be appreciated! :D

- Most real estate investors get involved in investing in real estate on the lower rungs. They would purchase a cheap property that is in need of repair. Fix that property up and use it as a rental or flip it so as to have sufficient funds to repeat this over again. Keep in mind that ole uncle Sam is taking a look at your income, so make sure you immediately place some stock in keeping at least one of the flips as a rental to offset your investment income in paying taxes. You would want to do the following in order to be successful in doing real estate investment #1. Books Purchase or read as many as many books as possible about real estate investment, the type properties you would or should purchase. These books would give you theory about real estate investments #2. Real Estate Investment group You would want to join the local real estate investment group. This group would verify the theory you are learning from reading the books as most of the investors you meet would have experience in most phases of real estate investing. Normally you would be able to attend a few of the meetings prior to joining. You would be required to pay for the cost of a meal. Normally the cost to join is not that much. - You're in a university? Your university has low standards. You need a class in basic grammar before you tackle real estate. Real estate is dirt and sticks, it doesn't need customer care. A real estate company is entirely about customer care. Obviously everything a real estate salesperson does is customer care, except charging customers the exorbitant commissions. What you're really asking is, What is a realtor's job. Go to an open house next Sunday and ask one.

- First of all, you might want to check with realtors in your area to see how much expense is involved with just having that license. Even if you are not employed with a real estate company, there will be fees for you to have it in your pocket so to speak. Having said that, you don't have to sell houses just because you have a real estate license. Not sure what all businesses would need one but the first thing I thought of when I read your question was maybe some kind of land developement where a company is expanding and needs someone to find and buy land for them. I hate to discourage you, but right now is probably one of the worst times to get into real estate especially if you don't want to sell houses right away. Good luck
- Q:When tenants in common cannot agree on the future of the shared property, a court must decide. If the court decides said property should be sold, who pays the real estate agent? In the current state of this market, this property is worth not much more than what it was purchased for. In, this situation, there are 2 names on the title but only one of them is the mortgager. Are both required as homeowners to foot the bill for sale?
- The cost of the real estate agent and other costs of sale should be shared by the tenants in common, most likely in proportion to their ownership interest. The fact that one of the tenants has mortgaged his/her share is not a factor. Best of success.

- Liz, It is an always interesting business, even after 40 years. Start with your state department of real estate web site. That will detail what you need to do and provide you with the appropriate forms. The site usually lists approved education vendors as well, to help you decide where to do your 60 hours. Another option may be your local junior college or adult education program system. You may also wish to contact a few local real estate offices for more information. Some of these offer training, or can refer you to recommended education vendors. You will also learn a lot about what is required of an agent and may begin to form an idea of which company you will want to work with once you have your license. If you have time available, you may be able to apprentice with a successful agent to get a closer look at what the career involves before you make the time and money investment for the license. If you don't yet have relevant work experience in the field, this is an excellent way to get it - even if you work for free in the beginning.
