Q:Real Estate??? Any advice for me?
You need a lot of capital up front to make money in real estate, it is NOT a good no money down business the way some people tell you. Florida has a lot of great deals on property for sale but the problem of how to get the cash to buy them (because many of those auctions aren't going to wait for you to go get a loan, you got to have cash going in). AND once you have the property it may be a while before the market recovers so you need money to support the property if it sits vacant a while. PLUS any costs to fix it whether from damage by the former tenants or just typical maintenance. You can go talk to a bank about a line of credit or find some family or friends to go in with you as investors (but then you have laws on how to treat investor's money), but don't listen to those TV infomercials--if there was not a LOT of risk the prices would not be so low. The TV infomercial people made their money from selling bogus programs, not from selling real estate. But you will probably need another job to support this for a while. That said, if you can get the capital together, find some real professional advice and have some stomach for risk this may be a great time.
Q:Becoming a Real Estate Broker?
I would look for a firm where I felt comfortable and thought that I could learn the most. Check to see if the firm has a solid training program. Some will assist you in getting your license. You will likely need to associate yourself with a broker in order to even get your license. Most states require you to have your license for a minimum time before becoming a broker. I would wait at least a couple of years before making the jump into my own business. There is much to learn and you will need to have some money to keep you going until the commissions start coming in. It can take several months to sell a piece of real estate and close the deal. Realtors only make money once the sale is closed. It could take 6 months to get your first commission check.
Q:When delinquent real estate taxes go to state?
It doesn't mean anything. Delinquent real estate taxes don't go to the state. It's a nonsensical statement.

A real estate broker is usually the person in charge of the real estate office with additional education and experience in handling the business and managing the personnel. A salesperson is the real estate agent who sells and lists real estate for sale and rent. He is a subordinate to the broker, but can also be a broker in some cases. The agent is the salesperson or broker. The loan officer is employed by a lending institution or mortgage broker and handles the application for a mortgage. The loan officer is forbidden by law to either list or sell the real estate involved in the mortgage loan procedure. Any major real estate company such as Century 21, Coldwell Banker, Long Foster, Weichert and others will have a complete list of all career opportunities in the real estate business.
Q:How to Get into Real Estate?
There is a class you have to take (a specific class) to get a real estate license. Your college may offer it, but if not find someone who does (may be able to take it online), take it, learn the info throughly, and then take the state and federal licensing exams. If you pass those (can retake them as needed, they are fairly hard) you ca get a license. Once you pass those find a real esate broker you want to deal with (I'd stick with a deep discount broker if you are doing this part time) and start selling. Note that just holding an active license will probably run you a few 1000 dollars per year, money you'd make back in commisisions on one sale/ purchase but money that is gone if you never sell/ buy anything so don't activate your license until you are ready to do some work (if you pass the exams but don't activate your license you may have to retake them after some period of time has elapsed)
Q:Becoming a Real Estate Apprasier?
This is not the time to get into RE in GA because the housing market is in a major slump and commercial is not well either. I am not an agent but have friends who are and even brokers and million dollar club agents are out looking for other type jobs. It will come back but this is a very dry time not just weather wise.

hi, since that is my job as well, you would need to educate yourself about the real estate market in the country you are willing to stay in and also in general, you also have to make good list of contacts that would be useful for you to network, that is enough for today ;)

I don't know about Texas; I live and got my real estate license in Virginia. But what you should do is contact one or more major real estate companies near where you are. Many/most will offer licensing courses. They know the topics that must be covered; they know the hours needed to get you qualified to take the test. Many community colleges also offer the courses. One tip: Take a total immersion course. I did it over a 4-week period--three evenings a week and most of each Saturday. If I hadn't had a full-time job, I could have done it in about 10 days. There's a lot of stuff that's covered that just won't stick with you. If you spread the lessons out over, say, 4 months, you just won't remember enough. Also, there are a number of reasonably affordable (something like $69 or so) computer disk review courses. Buy them. They're slick. They really do resemble the actual test. And you can determine your strengths and weaknesses. Hope that helps.

You do not want any institution to get a truly property agent license. You take a path and take a seat for an examination. Then, you get a task at a truly property company.. You obtain no cash handiest commissions. In my discipline truly property retailers are ravenous correct now.
