I started with a Century21 office because they have an excellent training program. Although, it does cost quite a bit of money to be a real estate agent. To get started, the classes cost $500 and the association fees and MLS dues totaled approx. $300. But it probably varies in different states/areas. I will tell you, you do need a financial cushion to begin this career. Agents usually wont make a sale for at least a few months. (in a regular market) Look at it as having your own business; just about everything comes out of your own pocket while your building your business but once you've built it up a bit, it begins to repay you. You may also want to think about doing it part time if your finances cant handle such a change.

A short realtor course and a test (that practically anyone can pass) licenses you. However, if you can't listen to clients and realize what they want in a home or if you can't sell a home, you won't make it. Nobody is going to give you a listing without experience and initially, you will do a lot of driving, showing clients homes.

- I just retired in Michigan from real estate sales since 1976. The last four years I became an appraiser, using my background in sales to succeed. I loved doing both. Right now, in Michigan, as you probably already know, real estate is not the best profession to get into. Appraising isn't either. Where I live, in the northern part of the mitten, it's the worst ever. Realtors here are delivering pizzas at night to make ends meet. You certainly will need a backup income in this business, since its totally commission-based. I wouldn't consider it at all right now, with all the expenses you will need to start, you'll be in the hole a long time. Wait until the trend changes...sorry, but that's just the way I see it.

- You can do it but only if you know what you are doing. However do not believe the companies which tell you it's easy and will explain it all for a large fee - it ain't! In the current market in the UK (and I guess the USA is the same) funds are tight, margins are squeezed and you can't get 100% mortgages. My advice is don't start now unless you have lots of capital and are prepared to do a lot of leg work to find good deals in the right places. The companies that offer to do it for you are usually taking a profit themselves as they buy at a discount, sell to you at a profit having probably also taken procurement fees mortgage and insurance commissions as well. All their profit comes off your investment and reduces your equity. PS If you are in the USA you could get a Real Estate licence but every other person has one and you are unlikely, in the present market, to arrange many sales. In the UK you can be an estate agent without a licence but the rules governing property dealing ane tight - Google Estate Agents Act UK
