This is just the newest way for Realtors to try and sell homes. I would be very wary of anyone saying this is a good investment. Really, if it were so good why isn't the agent buying it and making the money? Can also mean that the house is trashed and it will require tons of money to get it livable. Run. That is my two cents worth.

Of course it was preventable. People should not have bought homes they could not afford. Taking on mortgages that were 50% of their income is deadly. Using the equity in their home for vacations, credit card debt and purchasing cars was and still is a formula for foreclosure. The other 80% who used common sense and good fiscal advice are not having a problem making their payments

When you hire a real estate agent, you are essentially hiring the broker they work for. A real estate agent must collect commissions from their broker. The broker has gone throughfar more education, has more experience and is the person responsible for the actions of their agents. For example, if you hired an agent who is showing you homes outside your price range or homes that don't have the features you're looking for, you can complain to their broker and have another agent assigned to you. It is not necessary, though it is definitely advised to use a Realtor for your buyer representative. For one thing, you pay them nothing since the seller traditionally pays commissions. Also, you are entering a type of business transaction that you have never engaged in before, and having an expert in your corner can prove most valuable. Also, a Realtor is NOT the same thing as a real estate agent. Realtors are members of the National Association of Realtors, and are held to higher ethical standards than those agents who are not members. Ther are stiffer penalties for those who have broken the law or the code of ethics we work under. Hope this answers your question!
Q:A real estate agent has a duty to conduct a reasonably diligent physical inspection of the property and is liable for failing to disclose property defects that could have been discovered by a reasonably competent real estate licensee. How would you go about conducting your inspection to meet your duty? What types of "red flags" might you observe that would indicate a potential property defect?
Real Estate agents are not licensed inspectors. Not sure what state you live in, but this is not the case in the state where I live in....and that is the case with every state I have done business in so I find it very weird that yours is different...are you sure you are not misreading your text? Don't confuse the responsibility of agents with the responsibility of the sellers...a HUGE difference. Agents are NOT legally responsible to find the defects...they are required to be disclosed by the seller...our state has the sellers fill out a buyer disclosure statement that has a list of very, very specific property condition questions. They are NOT required to disclose ANY defect that doesn't appear on that list. Sellers are also not held liable for conditions of the home that they are not aware of...ie. hidden defects. That is where a property inspection comes in...and if the buyer makes the choice not to have one, then that is their problem.

Real Estate is a very challenging field there is a lot of competition, on the other hand if you are good and develop a large clientele you can do very well. Q:I am an inactive licensed real estate agent and I recently purchased a home using a broker I used to do business with. He agreed to pay me 1.5% of the 2.5% commission after the close of escrow; now that escrow is closed he wants to take 30% to pay his taxes. I understand that his business took in the whole 2.5% commission so it looks as though he made a lot more money than he actually did, but I was not expecting this when I purchased the house and it is going to cost me about $3000 out of the commission I was expecting, and I still have to pay my taxes on it. How is this usually done? Is there anyway he could report my wages without having to pay taxes on them? Any help would be greatly appreciated.

You're in a university? Your university has low standards. You need a class in basic grammar before you tackle real estate. Real estate is dirt and sticks, it doesn't need customer care. A real estate company is entirely about customer care. Obviously everything a real estate salesperson does is customer care, except charging customers the exorbitant commissions. What you're really asking is, What is a realtor's job. Go to an open house next Sunday and ask one.
