The III generation biomass burner promoted in July 2014:

Q:I have a 3-zone system. The zone on the first floor only has heat on 1/2 of the first baseboard in the zone. The return pipe at the boiler from that zone is stone cold. I have bled out all the air but the water almost seems blocked in the first zone baseboard.Bad circulator pump? Since the other two zones are fine I'm guess it's not a common part like the expansion tank.Any ideas?
It seems from what you say, that there is a bad air lock in the return pipe that cannot be vented. I suggest that you slightly loosen the connection of the return pipe on the boiler, as this is the only way the air in it can be removed. But be ready for water escaping with the air. Do this with the boiler switched off.
Q:i am looking to buy a home built before 1890 and it MUST remain as is with it's natural gas boiler. how efficent is this system v's using forced air heating. keep in mind this home is 4800 sq ft and is all plaster walls and hardwood floors. i am sure i could help by using the 3 fireplaces but i am still concerned about the boiler having never seen one before.

I asked why he just couldn't fix the leak and he replied that in the old days he could just pack it with some asbestos and that would take care of it, but asbestos can't be used any more. I wanted another opinion as to why a leaking boiler necessitates purchasing and installing a whole new furnace and why just the leak can't be repaired. Where is the boiler? I though it was the large cylinder over the furnace, but the maintenance man said that was just the expansion tank. Is it inside the furnace?

Boiler is on the floor with pipes connected to it.

hmmm.... Is this an oil fired boiler (diesel oil?) or gas? Probably wouldn't hurt to touch the goo, .... it could be a glycol solution used to prevent freezing of the pipes should you loose heat... mixed with a bit of rust in the system and has turned it brown.... sounds like a leak of some kind.... be adventureous and put your finger in the brown goo... rub it... smell it.. it if smells like diesel fuel then you have a fuel leak... if it is slimmy and doesn't have much of a smell other than a stale/rotten smell than possibly glycol leak.... if it is just gooie, wet like water with no real slime it could be just boiler water. It could have a pin hole in the casting and it is just plain old boiler water leaking out... which is usually brown ugly but not gelatinous..... so that is odd... if it is fuel oil... that isn't good but sounds like is not or you would have probably smelled it... and the boiler is located upstairs which is also odd as they are usually located in basement so makes me concerned as to what your realy talking about... but will go for the boiler less any other info about age, make, fuel source etc..that is located up stairs. As for the fluid loss, There is a low water cut off on the system. If the water level drop so far it will shut down the system to protect the boiler = no heat. Regardless sounds like you need to contact boiler people...
