I am really interested in investment/residential real estate. I just started taking classes for real estate any tips or pointers or information you can share on how to get started in residential real estate?? I really want to own a lot of apartments and condos. However, is single family homes better to start off with??? So, I'm looking for any advice on how to get started inresidential/ investment real estate???
It's good to get to know people who are already doing what you would like to be doing. You might even be able to do some bird-dogging for an experienced investor for awhile which is how some people get their start.
I had my house listed with a real estate agent for 4-1/2 months. The commission was 5.6%. This contract expired the end of 2008 but it states that commission is owed if there is a sale 180 days from the ending date.I don't think I want to renew the listing right now as we didn't have much interest and no offers. Also, does this seem to be a normal contract? By boyfriend thinks I got screwed on the commission fee.
What that language usually refers to is if the agent comes in with a buyer within that 180 days they can still get their commission - or if someone they showed it to originally (prevailing cause) ends up buying it from your or another realtor after their contract has expired. It should not refer to ANY sell of the property after the expiration of their contract and they would have to be able to prove 'prevailing cause'. That's fairly normal language, but 180 days seems to be a bit long. Either way, you normally would not have to worry about having to pay them for any typical sale through another realtor or otherwise after their contract has expired. 5.6% is a fairly low commission rate as the national average is 6% and in our area it is 7%. I don't think you got screwed on the commission amount. It would always be a good idea to have an attorney look at the contract to make sure, but common practice in most areas would reflect my comments above.

Yes but check with NJ to find out if they allow reciprocating licensing. Basically, you are exempt from the testing but still must comply with the education and insurance requirements. Texas is the only state that I know of that doesn't allow reciprocating so if you want a license in Texas you have to go through all of the training and vice versa. The other caveat. You can't as far as I know have a different broker so if your broker doesn't practice in New Jersey then I think you are out of luck as well. Not for certain but you need to check with the NJ real estate commission. My company offers the opportunity to build teams nationwide for the average agent. real estate classes mostly just help you pass a real estate license exam. It does not sound like that is the way you want to go. Based on what you say you want to do I would strongly suggest you find someone that does exactly that and go to work for them. Don't worry about how much salary you make- consider it an education. You will either learn how to do this or learn you don't want to do this.

The California real estate agents examination is not an open book examination. Prior to taking the real estate examination in California you must successfully complete the classroom requirements to take the real estate examination. You might check with a local real estate school, or local city college for the classroom requirements in order to take the California real estate examination. What is taught in Real Estate Classes (and dont reply saying Real Estate for the smart allicks)I mean like whats in the course outline?
Real estate courses usually have 4 parts.1 Appraisal,which helps you establish value for listings and making offers.2 Law,which helps you with contracts and language of Real Estate. 3 Practices and principles, which educates about listing agreements, your responsibilities,license requirements,and how your state operates in regards towards your license, and finally 4 financing,which explains the differences in loans and lenders. Helps you make informed suggestions to your clients and keeps you out of the trouble areas that might arise in the financing part of the deal. Other areas are vocabulary and minor areas of math. It not too hard to get through it all. You will find several areas of the courses overlap information and this repetition makes it stick. You will be lost the first couple of days, but it will become clearer the more you hear it. Good luck.
