Q:I will receive my Bachelors of architecture in June of 2013. My ultimate goal is to become a real estate developer and start my own company. I love to design so I would want to design my own projects, or be the architect for my developments. What Should I do???1) Work at an architecture firm, get some experience on how to design, and then go work to a Real Estate Development company to learn about the field?or2) go work for a real estate development firm right out of college?
Real estate development is all about finance. Keep your grades up and save some money up for grad school. I suggest MIT real estate program. If you want to be successful in modern real estate investing I've got two words for you- New Urbanism. Anybody stuck in the suburban ranch house mindset will be left behind, mark my words.

YOU need to understand tort law and finance; both will be taught to you. b; a lot of work, probably. c; RE has few jobs..Developers hire staff, builders who are subs need staff d; you have to be able to think---what is a good solution for this client or customer? e; what might be an ideal house or business site or sq footage..... f; for those buying--where? size of house? what actions RE agents take are safe, or legal and which would not be legal? --what are landlords permitted to do and what are they not? RE licensees are ADVISERS to buyers or sellers --like an attorney but not quite. and if you go this route, and seek to list houses or deal with franchise RE agencies, you must FEED NAR and become a realtor. available to guide you

There is no -all inclusive- real estate market in the US. The US is a huge country. Even within a city there are several markets. Before you decide on a real estate brokerage to call you will need to decide on what part of the US you want to invest in, and what type of property you want to buy. If I were going to live in Phoenix for 10 years then buying a house now while I live there would be a no brainer. If I were going to own an apartment building in Vegas for 10 years then I would think that would be a good investment. Either one of those for only a year or two would be scary.

Q:Ive recently decided to start a career in real estate. While I have enough money in savings to live for 6 months and pay for startup expenses I was thinking about working till September to earn a little more money so I don't have to dip into savings. Would it be smarter for me to just start now? I imagine people buy/sell more now than in winter (which is when I'd be starting if I wait.)
The notion that markets slow down during certain times of year is only true in select housing markets. Just because it's the case in parts of Ohio doesn't mean it's the case in all of Ohio. For example where I work, the housing market is slow in the winter and more active in fall, winter and spring. Also, people are always buying or selling regardless of season. If they need to buy or sell, they will do so without waiting for better/worse weather. Real estate is not an easy industry, so you should save up as much as you can to keep yourself afloat or else you might be in debt like many realtors are. Also, don't be stupid like some realtors who spend so much on trivial things when they start like clothing, expensive watches and expensive cars. Also, when you count startup costs, expect to pay anything from $150-1500 for your monthly brokerage fees (which includes your NAR fees sometimes and E&O Insurance etc). Not sure about which brokerage you choose but mine requires that my car insurance includes passenger insurance as a chauffer/business vehicle that takes clients around. So just make sure you have enough money and that you can jump in the game. Be prepared to do a lot of open houses for free (or whatever deal you make with the listing agent) and do just about anything to start out. There's no way to climb the ladder without getting dirty (not sleazy, but as in do the hard work). Good luck!
Q:When searching foreclosures on Yahoo real estate, what are the in's and out's of the Real Estate Owned listings? Is the sale price really the sale price or is it too good to be true?
REOs - or Real Estate Owned, are properties the bank has taken back after they foreclosed on someone for non-payment of their mortgage, after the house was auctioned off to the highest bidder. A lot of times, the highest bidder is the bank, as they will automatically have someone at the auction that will bid the amount of the bank's lien. Once you see it advertised with a real estate agent, the bank has gotten the market value determined by a broker, any owners or tenants have been evicted, and the house has usually been secured. The price advertised is the price they are looking for. Don't assume that the house is worth that much though. Usually the brokers determine the highest value, and they start with that price. A lot of times the house needs a lot of repairs or upgrades. If you find one you like for a price you think is too good to be true, put an offer in for the full amount, subject to an inspection, termite report, clear title, and financing (if you need financing). If it needs construction work, have your contractor give you a written estimate that you can hold them to, and not a ballpark figure. Also, some of the homes are not mortgageable by a conventional lender (if it's not habitable). For those you will need to either pay cash, or get a short term loan from a hard money lender or other lender that will lend on After Repair Value. Good luck!
Q:watspn realty has a course for about 3 weeks.. around 300 dollars.. the local community college has a course for 2 yr.. will cost a lot more.. which would be better and why would a real estate company offer one for only a fraction of the time and cost as the school would.. what to agents make
Take the company's course. All you need is to get your license and the company will train you. You can always change companies once you learn the ropes. I disagree with everyone. Now is an excellent time to buy real estate and if you believe that then you can represent buyers. I started in a market like this and have been through 3 cycles. The people that made alot of money the last 5 years won't be working and you can shine. Go for it.

hope this does not sound confusing. Being a real estate salesperson or broker [the sales person's boss] is a very very serious world, time consuming and wrought with laws--federal and state, that must be memorized BEFORE you can show a house to anyone! YOUR finance classes will come in handy--and if you wish to become an agent, you will be a combo PART lawyer, part hustler, 100% advocate for EITHER [you can rep both but it is stupid to do so] seller or buyer. YOU must pay for an application, pay for the schooling [only specific schools are authorized by each state], pay for the state test after you pass the school's tests, and then, pay for the license....and if you like NAR [most brokers are members] you must pay for a membership there too. Figure 100 hours of very focused concentration, $300 out of your pocket NOT counting NAR before you earn one penny--and that penny comes only after a buyer and seller close escrow with your help! can guide further
