Try this, before renting the steam cleaner: wash it down with SoftScrub and a stiff brush. 90% of the time, this will bring your grout and tile back to original color. Sealing the tile: ignore previous answers. Yes, you want to seal your tile, also. Even porcelain tile, whose porosity is less than 1/2 of 1%, needs sealing. All tile wicks moisture... best to keep it on the surface. Plus, sealing the entire surface is a whole lot easier than masking your grout joints... and will provide a uniform look.

Doc is right as usual-stop that Doc! :) I have installed a lot of Bamboo lately-I really like it. However, you said not wood-not sure if that includes laminates. When I approach an installation with existing vinyl, my first question is what is the vinyl adhered to? If it is on particleboard or plywood, I remove the vinyl and the substrate. If it is adhered to concrete or floor boards, I prefer to add bracing from underneath and screw the boards (through the vinyl) into the joists/braces to make the floor ridgid. Ceramic, Porcelain, Slate, Terra Cotta are all options other than wood, but require more skill (sounds like you will be installing) than laminates or floating hardwood.

If the vinyl tile thats down now is well bonded, not coming up at all and the floor is flat.There are ways to do it. Most certainly you can do a floating floor system. Glue direct can also be down if certain precautions are done ,like roughing up the vinyl,cleaning it well and the use or the proper glue to bond to vinyl. If you can afford to put in a porcelain tile then you can do a hard wood.And when you say a laminate wood, I assume you mean a engineered wood which is a laminated wood as opposed to a laminate which is a good product when you get a mid range to a high end product. But to answer your question, I d do the earthy tile since you have a natural stone look in your kitchen and earthy tones in the walls and carpet, I wouldn t go dark..At least a mid tone or lighter wood flooring if you go that route.
