You'll need an attorney. You can do it without one, but you are opening yourself to a world of hurt if you screw one tiny little thing up. You also may be short-changing yourself on how much your house is worth. What additional fees other than the commission are you referring to? You will still have all those fees, but you will be handling all those tasks yourself. By the way, I've done FSBOs and I've sold with agents. Hands-down I won't do it on my own ever again. You'd be amazed at how professional preparation, staging and marketing will increase the likelihood of your house selling for more than it would if you do it yourself. Yep, it cost me 25k to sell the last house I sold, but it was listed for more than I thought it should be, the realtor staged it (at his expense) and it sold on the very first day for full price. Realtor handled everything after the deal was signed - and yes, the buyer was a pain in the ***. My realtor actually pitched in $2000 cash toward a plumbing fix the buyer was demanding in order to make the deal go through. Worth every penny. I know for a fact I ended up with more money using a realtor than if I hadn't. Then again, it all depends on the realtor. You have to have someone good.

Attend open houses. Also, pick up the local real estate books that they give out for free. Find a few houses you like and call the listing agent and ask to see the house. That will give you a chance to meet a few local agents and see if there is anyone you mesh well with. We used Remax with our last purchase/and sell. However, I would not base my decision on a specific company name....each realtor is different and unique. Try to stick with a company that has a more well known name (none of those discounted fees places or tiny companies) so you know you are getting the most accurate information possible. If possible, it would be nice if the agent was close to your age, so that they can relate to why you are looking for certain features or locations, and can better foresee other homes that may be perfect for you that maybe you are overlooking as being somewhat unfamiliar with the area. Good luck! Look at several houses before making any offers!

You can break into these areas! Most people in the high end real estate sector have many clients or realtors. Want to be successful, heres a good start (1) ALWAYS dress to impress (dress to the same level as your customers, that's important (2) have HIGH integrity (meaning honestly and ethics (3) be a shark in the office over property but a DIPLOMAT with close clientele and customers (4) BE HUMBLE AND CONSERVATIVE!!! many wealthy people find this comforting and that's exactly how you build relationships! (5) don't compete in the bull sh%^t game were you're DISCOUNTING other people or company's it's really BAD TASTE! That's a great start... other than that WORK HARD ... BE DETERMINED ... GIVE IT TIME ... SUCCESS WILL COME ... FOR-SURE!! GOOD LUCK MAN! nothing comes easy!

I would take a look at the return on investment. Your time and money you are willing to put into this investment. Try to find people in the business already and see what advice they have for you. Your question right now is very broad and very difficult to answer. Are you purchasing an existing building/house or an existing business? Previous owner are a good place to start. Ask a lot of questions, if the business is good why are they selling.. what are the upside potential? List the Pros and Cons.
