Q:How do I get a license to sell real estate internationally?
Q:how do i find hot real estate locations?
Hot would suggest climate temperature. Spain, Cyprus etc. etc. If this is not what you mean would suggestion a better choice of words.- Cornwall - Bolivia!
Q:Career ideas---civil engineer and real estate broker?
Civil Engineer is a real job/career. Selling real estate is sales job. No intelligence needed. Just good sales technique etc. Forget the real estate license unless you plan to buy houses yourself as investments.
Q:How does depreciation on real estate work?
Yeah land usually wont depreciate, you could say it will appreciate to more value. Buildings and tools etc in business often use depreciation methods like double declining, 150% declining, or straight line method. Straight line seems to be pretty common, just look up this stuff at google for more and better articles to really explain it if you want. Basically anything that gets worse with age, depreciates. Ex. wires get more worn and worse over time, so they depreciate in value.
Q:Real Estate Business Valuations?
the $60MM by itself is not relevant. that number could be $60MM in other owners listings value, $60MM in property value that the company owns and controls directly, or they could have $60MM under management that they don't own, but perform property management. What is comes down to is what is the net income, or earnings before interest, taxes, depreciation and amortization. (EBITDA) that is realized as a result of dealing in the real estate. If its the real estate that is owned, it would be worth approx. 10-12 times the net earnings (or a cap rate of 8% to 10%)- formula (Income /Rate=Value). The income is consider to be NOI;defined as net operating income before debt service, but after operating expenses; if its the fees handling the sale or leasing of property owned by others, it would be a factor of 2.5 to 4 times earnings EBITDA (annualized), depending on how profitable the business was, the quality of long term contracts and what efficiencies new ownership might see in acquiring for upside. Follow this and you won't go wrong, but you really need to have real estate expertise to manage and execute the accounts and /or the properties.
Q:Real Estate Principles question.?
This has nothing to do with common law, at least not current common law. What this says is: 100 years ago, buyers of real estate were at the mercy of anyone selling real estate. Since there was no licensing at that time, many people in the real estate business were not ethical people. The agents and sellers represented only the sellers of real estate. There was no buyer representation. Buyers were left on their own to find their way thru a transaction. Ignore the instead. A common-law doctrine simply mean the law of the land (at that time); how it was done at that time. Caveat Emptor does mean let the buyer beware. By this, it was meant that buyers were solely responsible for knowing everything they needed to know about the property; there were no disclosure laws. What that says, in a nutshell, is: 100 years ago, people selling real estate were all about themselves and that the buyers needed to know exactly what they were getting into because no one was watching out for them in a real estate transaction.
Q:texas real estate sales?
You don't need a license to sell your house. Because you have a license, there are a number of considerations. Having a license makes you a professional (it doesn't matter if you are new or not). Because of this, it is expected that you could take advantage of an unsuspecting buyer. You should ALWAYS write The owner is a licensed real estate agent in the state of Texas. Put this information in paragraph 11 of the promulgated 1-4 Family Residential contract. This way, the buyer can not claim you did not inform them and therefore have a claim that you took advantage of them. If you are currently sponsered by a broker, you should talk to the broker about what commission discounts he/she might give you since you are selling your own house. This might help you price the property a little lower and help you get a faster sale. Since you are new, I would suggest getting an experienced agent to help you evaluate any offers you get. If you are not currently sponsored by a broker, then you should still put the statement I gave you into paragraph 11. Because you aren't sponsored, you can still sell your house as an owner. You will have to get another agent to put it into MLS for you (which I highly suggest you do). If you have questions, feel fee to email me.
Q:NJ Real Estate?
I have no idea of the NJ market but since you'll be speculating my suggestion in the current market is to look for for sale by owner. Save your credit for future big big big transactions.
Q:Real Estate Liscense?
I am from North Carolina and we have a real estate commission. You can contact your states commission and check to see what details you will need. Here in NC we have to take a class and pass that class. Once we have passed that, we send our application to the commission. Once they approve us we take a state test and once we have passed we come out as a provisional broker, then we can activate with a firm under a broker in charge, then we must take 30 more hours of class time for 3 years to become a full broker. We can take the whole 90 at one time. We have to be in real estate for 2 years before we can become a Broker In Charge.
Q:predictions on real estate forecast?
Based on the real estate bubbles of the early 1990's and mid to late 2000's, I'd say 15 -20 years; 2023-2028 for the max value at the end of the next real estate bubble that is already forming....
