This has nothing to do with common law, at least not current common law. What this says is: 100 years ago, buyers of real estate were at the mercy of anyone selling real estate. Since there was no licensing at that time, many people in the real estate business were not ethical people. The agents and sellers represented only the sellers of real estate. There was no buyer representation. Buyers were left on their own to find their way thru a transaction. Ignore the instead. A common-law doctrine simply mean the law of the land (at that time); how it was done at that time. Caveat Emptor does mean let the buyer beware. By this, it was meant that buyers were solely responsible for knowing everything they needed to know about the property; there were no disclosure laws. What that says, in a nutshell, is: 100 years ago, people selling real estate were all about themselves and that the buyers needed to know exactly what they were getting into because no one was watching out for them in a real estate transaction.
Q:Im 18 and defiantly want to get into real estate, however im not jumping into it right away im going to wait about a year to learn a little more and get my license. however im wondering how much money do u need to jump into such an endeavor? Teens can't have real estate licenses because you have to be of legal age to be an agent. Also, it really depends on the agent and whether or not the intern or assistant has a license. If you don't have a license, you're essentially only good for receptionist/admin work. You can't show properties (you can open doors but you can't answer ANY questions), you can't answer inquiries, you can't do a lot of stuff. Also, some agents (prestigious or otherwise) are cheapos! They love free labor and will try to bend the rules to get the intern to do anything. That's fine because the intern won't be the one held liable, but trust me, they will milk you to the last drop. Even with paid licensed assistants, they're all mostly overworked and underpaid. I've seen agents guaranteed $50K/yr for 9am-5pm work and some weekends only to walk away very bitter and nowhere near that amount. Also, a lot of agents don't want to mentor because they might consider you as eventual competition in the business. I am in an office of over 500 agents and I know that 80% of the experienced agents who have been in the business for decades REFUSE to mentor or even help you in any way. They will use you for open houses but they sure as hell won't teach you anything and they often try to back out of an agreement if it means they make more money. So if you are going to be an unlicensed, unpaid assistant or whatever, I suggest you not be so naive or think that it'll be a great learning experience.

Q:I have a small business doing homes repairs and don't won't use my own house as a home base business office and I about get a $100,000.00 business grant from Leadership Grants in 2-3 months. So my question is they say no real estate speculation with the grants money, I like to know if I can use some of the money to buy a cheap small house as a office for my business cause I live in New Orleans and lot of these house sell for $3,000.00 and I just need a office for my small business and don't won't do no real estate flipping with this house for a office. And the Leadership grants say to use the grants money for business use only for my small business and would this work for me?
I am sure anytime someone gives out a $100,000 grant you can find someone to talk with about guidance. Call them and ask. It is better to find out before you screw up.
