Q:i want to buy a real estate in usa . do anyone who can tell me a procedure of that purchase a second hand house . thanks
You look at ads listing the homes for sale. Pick out one that sounds interesting to you, contact the realtor that has the listing, and go look at the house. If you like it and can afford it, you make an offer on the house. The realtor presents the offer to the owner. If the owner likes the offer, the owner accepts your offer. You give your money to a neutral third party called an escrow company, they hold your money until you get the deed to the property, then they pay the seller. You are the proud new owner.
Q:Can anyone tell me who is a real estate agent... I want to get my licence and I live in Iowa. I was wondering if I move out of Iowa how hard it is to renew your licence for another state, and how long does it take to change states? Any other info about real estate would be helpful. Also do you enjoy your job? My mom says real estate agents is kind of a dead job because there are soo many but I really enjoy real estate. Thanks so much!!!
Ok, okorder / This will tell you everything you need to know about becoming a realtor. It will also answer you question with regards to moving out of state and what is allowed. True, there are a lot of real estate agents and Realtors out here, and some are successful more than others but don't let that get you down. Just make sure you follow the guidelines and don't get caught up in the scams that are out there. Once you get your license, interview 5 Brokers who you may want to work for. I say five, because realistically this will give you a better view at how different companies work, what they have to offer, what you can expect and finally know what percent of commission do you actually get once you pay all your fees to the Broker.
Q:I am considering this propgram, I want an MBA in real estate and no one in my area offers the real estate concentration. Marylhurst offers MBA in real estate online. I would like to get input on school, degree, employer view, ect, anything helps thanks
I am currently getting my MBA at DePaul University with a concentration in Real Estate Finance and Investment. I would say that you need to check Marylhurst University's accreditation. Also, I am just not sure Marylhurst University will offer you the kind of alumni and support needed to get a job in today's real estate market (which is, obviously, down). I would really try and find out what percentage of others who did the RE concentration online found jobs and what those types of jobs paid. I am not sure what type of area you are in but it may be best to try and get into a traditional program. I would really ask the school for a lot of information before you make such a monetary and time investment. I wish you the best of luck!
Q:I just got my real estate license and I would like to know if someone could give me some good advice on where to start to get on my feet. Thanks!
Have you interviewed any Brokers? If not, then I suggest you start there since you have to hang your real estate license with a Broker. When you interview a Broker, keep in mind that you want to know what they can do for you, not what you can do for them. You have to sell yourself as you are not an employee of the Broker you are an independent contractor. If you have chosen a Broker, find out if they have any programs, coaching or mentor program so that you are not out there on your own. Ask if they have any seasoned agents that are willing to take a new agent under their wings. You might also want to join a team as an assistant to an agent so you can learn the ropes. If you have not generated any leads yet you better get going with that. If you don't know how, ask your Broker or other agents what they did. Most agents with give you brief idea of where to start. You always need Buyers and Sellers in your pipeline in order to be successful. Congratulations and enjoy yourself......
Q:Im 18 and defiantly want to get into real estate, however im not jumping into it right away im going to wait about a year to learn a little more and get my license. however im wondering how much money do u need to jump into such an endeavor? Im in school currently and i also have a job but can only work part time, I can probably save a few thousand "3-5K" between now and when id like to make my 1st investment. Is that enough to make a real estate deal? also what types of real estate deals r the best, flipping houses, foreclosures, ect... any advice/references would be much appreciated. Please don't tell me im to young, i've heard it b4, i don't belive your ever too young to try and better your life with a higher income, why wait?and i know the market is bad right now but im sure its still possible to make money from real estate. even in these conditions im certain there are plenty of people making good money in this market.
Find a local mentor or someone' who is doing the kind of real estate transactions you want to be able to do and intern with them. Learn how to do the legwork from them. After watching a few transactions, see if you can invest a few thousand in a transaction in one of their transactions with them as a jr. partner, to see if you really have the stomach for it. Consider what ever you invest is in some since put at risk. ... My main piece of advice is don't risk more than you afford to lose. This is true for any 'investments', real estate, stocks, options, etc, etc. Also don't 'chase a deal'. There will always be another deal coming by sooner or later. So if it seems 'to good to be true', it probably is. After a while you will develop a 'gut feel' for the deal. Once you get experience to see if you should follow your gut or not, then you can go for it. I have had friends that tried to 'avoid the tax man'. Don't do that. Keep ALL transactions above board. Pay the tax man what is due (even if it seems like an undue chunk of change). That includes local, state, and feds. As a younger person, I will not tell you that you are 'to young'. My suggestions above are to help you get the experience and understanding. I hope this helps, and I am glad to see someone wanting to be a go-getter!
Q:Well the time is finally here. Just completed all the tests at my real estate school here in Arizona and i was able to get in immediately to take the state test! I was just wondering if anyone had taken it and if you had any tips!?!?! Back to studying....
I don't know what school you went to but at Westford they sold a Real Estate exam prep manual with practice questions that was very helpful. Also I was worried about the math but there were only about 8 math questions and they were easier than expected. Passing the test is the easy part, you won't use 90% of what you learned in school, staying busy and making a living in real estate is the real test. Good luck!
Q:should I take real estate classes to learn about real estate before I start flipping houses? I would like to buy, sale or rent houses
adequate, that is my PERSONAL opinion. right here is going: i could propose going for the bachelors. the revenue you have got now isn't terrible, however you might do SO MUCH BETTER with a 4 yr measure. and i am not announcing you must preserve schooling with masters or reputable reports- simply the bachelors measure. and you are going to be capable to avoid wasting up a lot more with the money you're making accordingly of your longer schooling. you are going to be capable to find the money for a good greater condo than you're on account that buying now. believe me- getting the bachelors is an high-quality notion.
Q:Have money to open a small biz, or should I just buy some Real Estate?
You should buy real estate. I have a small business and it takes a ton of work to keep myself in the black. Also it takes a few years to actually establish yourself. At least with real estate you could rent and have appreciation on your side if you buy in a good location. Just do your homework on the area where you plan to buy.
Q:Just curious how real estate people are making ends meet. The "easy" money of listing and selling and taking people's equity has put a temporary freeze on your earnings. Just was curious as to what other means you all have at this time?
I'm sorry that you seem to have misunderstood a Realtor's job. Realtor's responsibilities include: 1. Finding homes that fit the needs of buyers, in a price range stated by the buyer. 2. Marketing a sellers home at a price that reflects area market conditions that is agreed upon by both agent and seller. 3. Guiding both buyers and sellers through the often complex legal process of transferring ownership of real property. Agents do not 'take people's equity'. We are paid a commission for services that result in a sale or purchase of property. And, as I am a responsible, professional Realtor and businessman, my sales and production is up from last year, and from the year before that and the year before that.
Q:If you want them to find a house that you like, do you have to pay them while their doing trying to find one, or only when you buy from them? Can i find some random real estate agent and tell them what i'm looking for at what price range and have them call me when they find one?
The purchase of a home, for the vast majority of individuals, is the single biggest financial decision made in their lives. Clearly, then, it becomes evident that the selection of a real estate agent is a serious consideration which should not be taken lightly.
