Q:Im 18 and defiantly want to get into real estate, however im not jumping into it right away im going to wait about a year to learn a little more and get my license. however im wondering how much money do u need to jump into such an endeavor? Im in school currently and i also have a job but can only work part time, I can probably save a few thousand "3-5K" between now and when id like to make my 1st investment. Q:A close friend of mine has been working in the real estate business for about 6 months. However she is struggling to make it. The second issue is that when it comes down to networking, male agents only want to network with her if she goes out with them. Women in real estate have a tough battle, I believe. If they stick to their ethics they are termed bit***s and men aren't. My best advice for her (from someone in the field) is to find an agency that is woman or female headed, meet with the supervising broker prior to going into the agency and find one that also involved a lot of continuing education opportunities. Your friend could try finding her niche and making herself a standout in the market. Perhaps she is the agent known for helping first time homebuyers or helping retired people sell their home and downsize, foreclosures, college investments, etc. are all ideas she could use to figure out where she might want to make her mark. She'll need to advertise, advertise, advertise, and beat the streets to make it in this market. Tell her that standout ads catch people's attention and she wants to get both Buyers and Sellers to find her. There are a lot of agents out there, how is she going to stand out among the crowd? As far as ethics go? Tell her to stick to hers and watch her local RE bulletins for information on the ones who don't... they almost always get caught. Besides, in this sue-happy business the key is stick to your ethics, document everything and have a paper trail a mile long... that will keep her in business and out of trouble even when a deal goes bad.
Q:I attended and completed real estate courses about four years ago. However, never took the exam because I got promotion at my job and decided to just stay there full time. Now I am tired of my current job and want to pursue a career in real estate again.Do I have to take the course again, or can I just study on my own and then take the test? Also, how many people make successful careers in real estate in the long run?
It depends on your state law. In Texas, you would have to retake the classes. But dont' pursue a career in Real Estate just because you are tired of your job. Most real estate agents don't make a single dime their first year and have alot of expenses (gas money, signs, advertisements, business cards, you get the idea). And over half the agents quit within the first year, and alomost 80% don't renew their licenses when it's time for them to take their continuing education credits. I'm not saying you can't do it, but make you are financially prepared for not having any income for a very long time.
Q:I'm considering going into real estate and want a good way for someone with my current situation to get a good start. I thought about going to an actual company like Coldwell, or maybe a smaller chain one, and asking if I can do part time internship, or something along that nature to get started. My current situation is working full time at a chicken factory that runs about 50 hours a week and going to school full time. I have a family and I have little to no time to do anything, and that is including my homework. I'm not going to school for real estate (obviously) but have thought about changing my major to accommodate for this; Maybe a business major. Any feed back would be appreciated! :D
Cheri, I'm not sure where you are located, however, where I am at (Central Florida) there are other means of buyers getting into a home they can afford with alternative financing. My real estate board and our local real estate investor association occasionally put on seminars and classes showcasing companies and individuals who are willing to put up private money. I have included a link to an upcoming workshop being put on by one of the most knowledgeable and well-respected investors in the area. Also, you are correct in starting out with one of the larger brokerages (Coldwell, KW) since they offer some of the best education and mentor programs for rookies. I started our with Coldwell myself, but am now with Keller Williams. Best of luck in your decision...and trust me when I say there ARE plenty of capable buyers in our current market!
