Q:Becoming Real Estate Agent with Online courses?
I cant comment on real estate courses, but I have obtained a degree online. I received a degree in business online. There was no set time frame to complete it in. The website said you do it at your own pace, in your own time. I completed it after 12 months. I was also able to contact teachers via phone through email sometimes they had lectures where all the students could log on with webcam i found it easier than classroom because there were no distractions and I could focus. I ended up getting a distinction, too. and found work 3 months after completion
Q:Real Estate Licensing?
Here's how you do it: Contact the two or three largest real estate firms in your area. Ask them about their pre-licensing exams. Most will offer them. Try to choose a company you might like to work with. But that's not a requirement. Take the pre-licensing classes in as short a time period as possible. A typical schedule might be two evenings a week and all day Saturday for 3 weeks. Something like that is good. Don't stretch it out over months. Reason: The only reason you're taking the classes is to pass the licensing exam. A lot of what you'll learn will have no real use...but you need to know it. So you cram it into your head. Don't do an online-only program. You'll need to ask questions and get understandable answers. Don't do it at a community college. Those programs take way too long--like 2 hours an evening once a week for 20 weeks. You'll forget most of it before you take your state exam. But it doesn't matter where else. No, it's not like choosing a prestigious college. The only thing--THE ONLY THING--that matters is getting the knowledge necessary to pass the state licensing exam. Once you pass the pre-licensing program, you then take the state licensing test. Once you pass it, you can work with (not for--you'll be an independent contractor) any brokerage you want. It makes sense to seriously consider the one that you took the pre-licensing courses with--but that's not required. As a newbie, look for one that offers continuing education and additional support. You'll get a lower commission, but it's worth it. They won't be interested in you until you get that state-issued license. Your questions are good. However, I don't understand how you could have been doing research for days and not getting a straight answer. That concerns me. Hope that helps.

Those are both lucrative and prestigious careers, so it depends on your aptitude and interest which is the better line of work you want to pursue. To get a real estate license involves in-depth study, and then you have to take and pass the exam in the state where you plan to work. Some states are reciprocal, which means your license may be valid in other states besides the one you're planning to work in. Let me warn you, however, that the test is not easy, and many people fail to pass it on the first try. However, you can repeat it as many times as you wish. With regard to the other careers, you'd have to check with the universities offering the courses to find out the requirements and what courses you need to take. I would not recommend taking too many classes at one time. The real estate course in itself requires intense study. You are to be admired for your ambition, but don't bog yourself down with too much, as it will defeat your purpose. Settle on one thing at a time, and you'll have better luck.
Q:Do I need a bachelors degree for real estate?
Being a real estate agent is not a good-paying job - it is your own business, and you can make as much or as little as you want depending on how hard you are willing to work. A bachelor's degree will not help you in real estate - being good with people, knowing how to market yourself, having a strong understanding of the local market and how to smoothly get a deal to go through - those are the things that will help you. If you spent 4 years and the same amount of money learning the real estate business that you would spend at college, you would be miles ahead, but remember that most people who go into real estate fail. SOME real estate agents make over $1,000,000 per year. Some make a negative amount for the year. Also, there's very little science or technology involved in normal transactions - and though you must know some math to get your license, almost none is needed to actually do the job. I studied engineering at Purdue for a couple years before getting a degree in Criminal Justice, so I do know math and science. It does surprise me however when I meet loan officers who cannot do math!
Q:How do I get into real estate?
I have been a Realtor since April 2006, I have closed over 40 deals since then and made a six figure income from real estate in that year. No that is not typical for the industry, but it is typical for the company I work for. If you get your license look for TRAINING, and I mean real training. Not just watch this agent and you will figure it out. We have classes daily to teach new and experienced agents to take their business to the next level. Now sales is important to real estate but the thing to remember is this: Your most important job as a real estate agent is lead generation, NOT buying and selling houses. You cannot sell houses if you do not have clients. The flexibility in hours is not what you think, I work 9-5 PLUS eveings and weekends. And the only reason I do not work more is I have an assistant who handles a lot of the mundane work for me so I can focus on lead generation and my clients. You can work less but generally speaking, plan on making less... There are agents who work less than than and make more than me, through leverage, that is what I am working towards. There are also those who work more and make less.... They do not focus on lead generation. Health insurance is a biggie to think about, and taxes. As a Realtor, no-one is collecting taxes for you so quarterly payments need to be made to the IRS and state if you have state income tax. It is a very rewarding job, both personally and financially if you work hard and put systems in place to help you succeed. But it is what you put into it, there is no easy $ in real estate.

Here is how it is done. You should deal in cash. Your attitude should be If I can't steal it, I don't want it My Rules 1. Buy single family homes that your can sell quickly if needed. I you buy investment property, only investor will buy and drive down the price. 2. When you buy it should be worth more then when you bought it. Steal it. 3. CAP RATE. cap rate is determined by how much you bring in for rent - expenses divided by value of home. Looks like this. 800 a month rent = 9600 a year taxes and repairs = 800 bought the home for 65,000 incl repairs to get it rent able. 9600-800= 8800/65000 = 13.5% That is a OK cap rate. I like it in the 15% range. 4. If you buy in the middle of mo-town you will never get your rent. Plus your home will not increase in price. 5. You can wait on someone needing to get out of town and sell quickly. Have cash ready. They will thank you for the quick sale. You should get a bargain. 6. Have the skill to look at a home and see through the bad carpet and paint. It will save you tons. 7. Do not fix up the home to perfect conditions where you would like to stay. It is a rental. Find a real estate agent who does rentals and understands your needs. Make them find you something great, not good or adequate. Remember your cap rate Get your real estate license if needed.

Well, okorder.com's ExamPrepMaster tool. It's $59, but they guarantee that you pass... or you get your money back(you just send them your failing report card). It has 12 practice tests(50 questions each), 2 final test(150 questions each), 1 vocabulary test(100 questions), 1 math test(100 questions), and 1 state test(120 questions). As long as you get 80% or more on all of those tests, then they will guarantee that you pass. Yes, it seems like a lot of work with 17 practice tests... but it prepared me well. It's an easy setup. You can even put in your exam date, and they will pace all of the tests for you depending on how long you have. It allows for easy memorization of concepts, ideas and words. Apparently on their website they say that 90% of the people that use the program will pass on their first time. Check it out, it's a good deal. EDIT: Just saw that you have two weeks. So it'll probably pace you with 1 test a day. The 50 question tests only take about 30 minutes. And they also offer and explanation after each question so you can better understand the concept behind the question and answer. Hope this helps!
